Blvd 28 i thought it was A graded by one guru's when it launched. I am under impression the rental there generally is bad even though a few units are getting a good rental price.

Its all part of marketing lah.

There are some gurus out there that grade properties as A, grade 1, grade best whatever lar.

But in the end the property didn't perform and the people are caught with their pants down.

In truth, there is no sure fire way, or sure framework to follow that ensures a property's success.

It all boils down to basic economics when it comes to choosing a property. Supply and demand.

Wateva grade la. As long the particular unit(s) fit perfectly into one's portfolio n giv the perfect return to one's wish then it's grade perfect lo.

Those 挂羊头卖狗肉 gurus where got do charity wan. Ppl do charity no need brag in social media wan lo. Onli con artists need post here post there wan la.

End day once they gotten the meat they wan they hiew u no free except keep asking u to intro suiy nia.

Guru advice is just a reference for you. You need to do your own diligence before making any decision. Invest in knowledge is the better way. Tak Akan u go blame your lecturer for teaching useless thing which does not apply what u doing now. No right. Same thing all the property guru, treat just a reference, n do your own diligence. That the best.

From my experience, up and down.. I can conclude that no such thing as property guru la.. master la.. sifu la..

It can be learned through reading, own analysis and common sense.. Wasting time, money by listening, joining useless seminar by so called GURU, at the end, still got nothing significant.

There is a lot uncle, aunty that bought hundred of properties, made millions of money ady.. They dont called themselves as Guru, making useless video etc... But, they still succeed.. They don't need to scam people to make money..

Unless there is a acute shortage of units for rent; more like the contractor is promoting/marketing their services.

Marketing only lah...Makeover guys will only show you the success story (those rented out within few days). I don't know about 28 boulevard but for other residential projects, can have a look at cozyhomes.my and you will find that many have not rented out yet even after months

they want people to think that once the unit furnished by makeover guys, can command high price and rent out almost immediately.

Yes, You spent around 30k and get 200-300 higher monthly rental...But those massive wallpapers and useless decorations won't even last for two years and you may need another makeover by that time rclxm9.gif

Find ghost to believe unless they rented it out as part of strategies to get more business.

But the situation in the ground is that 2k is possible with ID.

Normal full furnish is going at 1700-1800.

Uncertain why this is the case as that price can rent a lot of better locations. shuttle provided to velocity could it be a boost?

1. Happy to report how much was spent on reno but short of declaring rental or

2.happy to report how nuch was rented but short of amt spent on reno.

Dun need to read all these self promotion stories.
It proven that 2500 is not for studio and min amt need to spent with ID co is no less than 20k. 30k will be the logical figure if you want to proper ff the unit.

If you provide branded and quality furnishing tambah lagi
IIf you wany to custom made any piece of furnitures, tambah lagi

All makeoverguys or other ID co never custom made anything. All their furnitures are either store bought or they import themselves by thousand from china.

And the dining chair you can sometimes find in other places for mere rm50 per piece.
