I think last time 28 BLVD grading also quite bad, starting after VP some of the studios rented out as low as 800 a month (bare). Negative kao kao.

Manatau end up a hidden gem, a few months later fully furnished studios can command up to 1700, Makeover guys managed to push to 2500.

Surprised a lot of people with its performance.

Ya only can act for reference. Ppl who graded it usually has vested interest in it.

Blvd 28 i thought it was A graded by one guru's when it launched. I am under impression the rental there generally is bad even though a few units are getting a good rental price.
