Yeah, dedaun is more pricey and is part of the Kwasa Damansara development and the whole development area is much smaller than the whole of elmina. Not sure how Kwasa will work out as it has been parcelled out to different developers and it may turn out to be very "rojak" in design.

Every project will have defect issues. The real problem lies if the developer doesn't care to rectify it properly. SDP being the giant developer it is has a reputation to protect so the likelihood is they will do it especially if you turn to social media.

Maybe an architect can correct me if i am wrong. An architect friend told me that hollow tiles is normal as you cannot fill the whole tile with cement due to expansion issues. If you do, the tile will pop in a few months time due to expansion. My current condo, some units and common areas had tile popping issues throughout the years. So you cannot expect not to hear some hollow tiles. Of course must be reasonable. Cannot have too little cement as well. I have doubt on these "property inspectors" who are not engineers/architects as they have to show that their fees are justified and so make a lot of small issues into big issues.

Thanks. from google maps there is indeed massive land clearance for construction in the surrounding areas. Heavy rains will cause flash flooding due to no greenery to slow down/ absorb runoff water. Once infra and construction is finished, should get better i believe.

Yes, sometimes i happen to pass by that area on sundays and indeed many rempits but i also see some chinese and indians among the rempits. I hope the Residents association or the developer can do something about it. Those rempits will zoom past the park and the upcoming elmina lakeside mall. Very iritating.

Yes, if at 600++ psf, it doesn't make sense to me. Better buy in PJ where there is better connectivity. Maybe you can take a punt if it is confirmed that the MRT will extend to Elmina.... as it is, no public transport.

Hmmm didn't expect this to happen so fast. Eventually Elmina will jam up as more high rises will be built. I am hoping that the MRT will come to Elmina soon. One of the reasons i bought in Elmina Gardens was to have a direct link to GCE to minimise traffic congestion. Guess i was right.

wow... jam starts from what time? is it because Pers Mokhtar Dahari is still terribly jammed or folks using GCE to NKVE? I heard DASH is not jam during peak hours

In matured areas like KL, PJ also congested and only getting worse. LDP on sunday mornings used to be smooth but now heavy traffic. With many more condos coming up in PJ plus the PJD link (eventually will get pushed through), PJ is becoming more unliveable.

You are right. That's why Elmina is gonna be my retirement home. Not long now before i retire. If I was just starting or have a long way to go, I would still be staying in PJ/KL.

Small freehold strata house for security and something to pass on to my child. Cannot find this type in PJ within budget. Location 20 mins from PJ. Plenty of parks to go walking. No concrete jungle (yet), PJ /KL everywhere you see highrises. The potential of the place is really good. current cons are the air planes (acceptable) and the rempits.

Developer should include smaller size units as an option beside their main units. Something like Ilham 3.
You also see such mix in another very successful development in Kepong, which is very near to PJ.

For strata title, it's difficult to find in older township that was developed mostly for individual title

I guess since you mentioned you wanted to pass it to Ur children, landed would be Ur choice or is high rise also okay? As high rise would definitely open up more options.

Hi bro, i already have a couple of high rise. So want to diversify to landed. Grew up in a landed, move to high rise when started to work, all this while stay in high rise, now approaching retirement, a nice small freehold strata landed fits the bill and not too far from PJ.

You talking about DPC? Good development but overpriced now and the roads feel very narrow and when i go there, i feel claustrophobic a bit. Of course landed there is a bit beyond my budget and no new landed launches. There is also Aman Suria in PJ but its old and expensive. Actually for those who don't know, foreigners are not allowed to buy landed in Selangor except for strata landed. But the limit is RM2 mil above. Who knows, one day my unit can reach 2 mil laugh.gif
