Maybe in the near future, would appreciate if Ilham buyers let us know what sort of renovation can be done to their homes. Things like grilles on the exterior or need to be inside. Planning to get the security screen/ mosquito netting installed on inside. Can be done?

That's near puncak alam and Elmina Green. Heard the congestion there is bad. Can check the sub-sale prices for appreciation vs Elmina prices for appreciation and compare. Sometimes you pay more for a reason and other times it don't make sense to pay more.

Ah...i was looking at saujana utama also by glomac. But wouldn't the location be worse? you need to get the GCE to come to Elmina and the inner roads are not directly linked to Elmina.

Not sure if the club house will be very popular as there will be membership fees for those non ilham buyers. Ilham buyers will have to pay after 2 years. I don't expect such a crowd but if there is a crowd, then good also as there will be upgrades and lots of facilties

a little rant on Malaysia shopping malls. They are all almost identical. Have the same shops.... so boring. I prefer the lakeside mall to have more unique shops which are different from the average mall. As for cinema, i hardly ever go since MCO. Watch Netflix cukup dah

That's true but based on my observation, there are more and more chinese moving in. There are a lot of shops opening in Temu, so many clinics and vets! Speedmart 99 and TMG are there with the usual 7/11, family mart etc. Missing out 1 chinese coffee shop though. Hopefully 1 will open. But lakeside mall there will be Annie 1 opening with their good wantan mee and char siew so can get your fix there

I have 1 complaint though, for the past few sundays i went to the central park to exercise and for a period there were a lot of rempits from the surrounding areas with their loud exhausts... much more terrible than the air planes that fly over elmina gardens but only for a short period like 20 mins. Is this a common occurrence in Elmina Valley?

I don't think the rempit menace is in Elmina Gardens though as there is no through road and only residents and visitors go there. But it is sad to have this issue at E.Valley. Not sure if it is present in Elmina Green area. However it is only on the main roads as all residential areas are guarded and fenced.
