QUOTE(Stigonboard @ May 12 2025, 03:24 PM) Actually until now i felt why on earth ppl that work in KL choose to stay at northen KV like Elmina For the southern KV like Serenia, Semenyih etc they mostly work in Putrajaya and Cyberjaya Simple. The desire to have a new landed property in a well planned township not too far away from KL. There is another observation: Those who buy in northern KV like elmina, gamuda gardens, puncak alam, rawang etc. usually come from north like Ipoh Penang Kedah while those who buy south KV are those who come from the south eg. Negeri Sembilan, Malacca, Johor even Singapore OR those who used to stay nearby like cheras kajang OR work in putrajaya and cyberjaya.

QUOTE(Stigonboard @ May 12 2025, 03:40 PM) There is nothing obedient or good hearted about SDP move They opening up the surrounding connection to get more traffic into their commercial areas which is Elmina City and the retails and the mall .. is all about money You may have a point but the infrastructure was already long completed even before they laid one brick for retails and malls. SDP could easily have built the infra phase by phase. Maybe my thinking is because of the actions of previous developers who won't surrender the roads connecting other tamans to their taman because they want to sell their property first and don't want buyers to see the traffic congestion. I used to stay somewhere in Ara Damansara and many years ago there was a tussle between the residents of Ara and the residents/developer of Tropicana because Not sure who refused to connect the road from Ara to Tropicana and there was a huge bottleneck leading out to LDP from the lone tunnel in Taman Mas. It was such a big issue because there were protests and the residents of Ara hired bulldozers to forcibly remove the concrete barriers blocking the road. However it is the practice of SDP to build all the infra first before building houses which is uncommon.

QUOTE(MasBoleh! @ May 13 2025, 01:40 PM) I believe many of those that bought Elmina do not work in KL per se. And, the current MRT availability will be the opening of Persiaran Atmosfera to get a better access to Kwasa Damansara station You are right but some buyers of Kwasa already object here in LYN because they dont want the traffic going through their neighbourhood

QUOTE(Unicorn27 @ May 14 2025, 07:36 AM) Building infrastructure first is uncommon? Bro why you praise SDP so much? Every township development should do it this way, just look at eco grandeur and kwasa Damansara. I think 1 of the reason they opened the road is to help their retail at lakeside mall. Another reason could be SDP want to use the road in Eco grandeur as bypass for lorries, this I'm not sure, but I noticed that Eco grandeur install a vehicle height bar to prevent heavy truck entering from elmina. I remember the case of road between ara damansara and Damansara lagenda, i was looking to buy my first house at AD that time but exceed my budget, the 2-storey terrace house went from 800k to 1m within a short period of time after the link to tropicana was opened. Should give credit where it is due mah. Not many developers have the financial strength to pay tens of millions to build up the infra and roads first. Usually it is the last to be built due to cash flow reasons. Look at Rimbayu area. Anyway, i have to admit the build quality is a bit lacking, so much so i feel safer just to engage a building inspector to inspect my place in elmina.
