Yes, this is important for me as I would like the security fees to be enforced. You don't pay, you get sued and your access card will be blocked and you need to register with guard every time you get home. For individual title homes, if you are lucky and the majority pays, you get the guards but parking will be haphazard and people can plant whatever they like in the tiny plots next to their house and chop the parking next to their homes. In strata they wont be allowed to do that and it will all be regulated. I have read many tamans which have to abandon their security because majority didn't pay.

Is it just me or will this help stir up more interest in Elmina homes? Am thinking factories here will utilise the ECRL to east coast and export to China.

Last i checked, it was fully booked. Upstairs unit was the cheapest, less than 600k but downstairs i think 100k more...

Location is good but wait forever and the longer you wait the more likely the launching price keep going up and up due to material construction and labour cost increase and holding cost too.... good luck

Heard about this project when kota damansara area still had many empty lots and i was a young man with a young child. Now Tropicana built a mall opposite KD and its jam packed and my son is an adult. And still.... no news. I agree that there is too much hanky panky going on which will indirectly cause the prices of property there to be sky high... so i do wish all interested very good luck ... icon_rolleyes.gif

I thin 1/2 is ok because the road is an internal road within the strata area so not many cars will use it. But wow the prices have gone up so much. My ilham 2 unit although smaller is about 120k cheaper

I do agree with you. The end lot should have windows at the side instead of the courtyard to save space and let light in. This will mean that the dining space will be smaller. On the plus side if you put very nice plant design, maybe a small fish aquarium, can get a different feel. So got pros and cons.

Of course i will be most happy if SDP gave us 22ft without charging extra icon_idea.gif . But parking i believe can park 4 cars as they give extra concrete area outside your house porch. Benefit of not having a gate

Should be fine inside house. For me what is more irritating is the mat rempits with modded exhaust which are so much more frequent for me currently. Flight path close to the 3 Ilham phases

There is no perfect developer and no perfect workmanship. There will be some issues but since SDP is a big developer with a reputation to protect, it will help in the defect liability period.
