heck, some might even call me a bloody idiot for putting in so much money into ASx rather than properties

i tell them i am comfortable with what i have now saja, i no have such large appetite for big houses or big cars

properties, not all can get good return yo.. some ROI is just 3% only.. some cannot cover your monthly loans payment..
there's risk to it... meanwhile ASx.. at least u can get 6% from it yearly...

Hmm, but you could withdraw asx to paid off house loan if required, which means got flexibility to spend money in hand.

But anyway, it was a lifestyle than a matematical equation. Good to know there is people weighted personal preference than numbers.

the time spend to settle the loan, and monies paid to lawyers for facility agreement, and not to mention penaltis (if applicable) for early settlement

no sir / madam. i dont have time or patience or money (LOL) for that.

Also to mentione, the property document are much safer in banker hand rather u keep around tongue.gif especially without strata property...big bunch of starta document to hold till developer ready for strata application.

the car loan is guaranteed 3% for the whole tenure

can you give me the same guarantee of 6% for ASNB for the whole 7 yr tenure?

that's something for you think of. it's everyone individual risk appetite

you might say you take the risk and earn RM 21k (not including compounded) PROVIDED that ASNB gives 6% return all the while

if you ask me, i buy a RM50k car and dump the 50k into ASB. setlle. laugh.gif

If i have 1 million debt with banker...then i want equal amount in ASNB..

So when i die, my family have enough fund to close my debt smile.gif

To be honest , 3 years ago my mind set same as you.
Paid 70% cash , 30% car loan with 3 years ( bank don't want deal with me if 1 year ) .

But now I won't do that anymore since I know Zeti ,asnb .

No matter how to click the calculate , still is keep asnb instead of 1 shot pay .

If wrong , plz correct me. In ready to learn. smile.gif

Salah calculation.
It was 3% of 7 years earlier vs 6% gains after 7 years.
Option 1,
You paid off 100k car loan.
No money to put asnb.
But can top up asnb 17k every year for 7 years.
End of the day asnb got 150k with 6% compound.

Paid 100k, left 150k.

Option 2,
You borrow 100k car loan.
100k in asnb.
Paid loan 17k x 7 = 121000 over 7 years.
Asnb got 150k with 6% compound.

Paid 121k, left 150k.

Uncle, I draft quite quick, ask me again if I missed out anything.

Debt will reduce by time, ASNB will increase by time..so i have excel spreadsheet which will show break-even point for ‘debt neutral’ smile.gif
