Yaloh, it is quite deep, dulu when launching X2 time apa KFC, Pizza Hut, Tesco Extra Bukit Puchong with Starbuck drive thru apa pun tak ada, luckily development now already starting over this Puchong South side and some more now got the very Ong Meranti Jaya with many eateries drool.gif drool.gif and shops like Bandar Puteri, so considered improved a lot already. See how this Puchong South can further bloom.

Deep, that's why big and price ok loh. If in KL or Damansara, the price tak berani tengok bangwall.gif , 2000sf over RM1mil, rclxub.gif

Any local Putra Prima resident who stay for more than 10 years around?

What I know is the site is not reclamation land, but is solid land that's why u see it follows the shape of lake on the site plan, if landfill then it definitely will be squarish piece of land to maximize usage.

But even if u worried on ex-mining or reclamation also should not be problem as u can see now where Sunway, The Mines are once ex-mining area, or Penang or Singapore with reclamation on sea bed, all of those areas are developing well with high demand and nice view.

I have bought a unit at Tasik Residency for own stay.
Reasons for doing so:
- Have looked around and cannot get a condo this size for this price elsewhere in the Klang Valley.
- Was looking for a place where the bedrooms have attached bathrooms, that would be very convenient if you have elderly parents staying with you - again, not easy to find such a layout.
- The maintenance fee is reasonable at 11 sen per sq ft - again not easy to find.
- Was previously thinking of buying a unit in X2 in a couple of years, but then heard that Tasik Residency was launching.
- I prefer a lake view, and also prefer that the condo blocks do not directly face each other, and also prefer to have a link bridge between the blocks - so Tasik Residency seems more suitable than X2 from those aspects.
- Signed up for a furnished package: 50% off for RM100,000 worth of renovations and furniture. (We did some rough calculations, and the items listed come up to at least RM100,000 if renovate on own.)
- Location wise, I work in Cyberjaya, so the location is suitable in that sense.
- When visited the building site about a month ago, they had already built up to about the 20th Floor for Block A (so they have already started building for quite some time even before launching) and building has started for Block B (even though not launched yet).

Great sharing

and one more thing is I think when the land become lesser in the future, it's really impossible to find this size in the market and the market price will be shoot up in 10-15 years time, as demand higher than supply at that time, as all condo will going towards 800sf-1000sf max.

Hi guys, this place is charging 0.11 cents per sqft, very low. But with the amount of facilities provided, is it sustainable? Or it will be increase eventually?

Please enlighten me on this, not sure how these thing goes.

Have to take into consideration that each condo is large.

E.g.
Supposing you have:
Condo A with 600 units each 1000 sq feet, maintenance fee 20 sen per sq foot.
Total maintenance collected per month for Condo A = 600 x 1000 x RM0.20 = RM120,000.

Condo B with 600 units each 2000 sq feet, maintenance fee 10 sen per sq foot.
Total maintenance fee collected per month for Condo B = 600 x 2000 x RM0.10 = RM120,000.

The total maintenance collected for Condo B is the same as Condo A, but for Condo B can charge lower per sq foot because all the units are large.

Of course, over time with inflation the maintenance fee will gradually rise (as with all condominiums).

that Meranti jaya is more convinient than bandar puteri... because they can park at road side.

at bandar puteri hardly get a parking.

yaloh, that day went another condo nearby survey, because super low density, just 128 units if not mistaken, so it charge around RM540/ mo for a 1400sf with just a gym and swimming pool facility, terkejut aku, then only know because too low density, so each unit need to pay more to maintain. so density better not too low or too high rupa-rupanya
