Just wondering, how much interest is charged before vp? How many % disbursed and how much monthly paying?

About 65% of the loan disbursed..prob is until the loan is fully disbursed u only pay the interest...without paying for principal..currently it's about rm1.6k a month. Once fully disbursed its about 3.5k pm with current BLR.

Imagine if u paying interest for 3 yrs but not living in ur own house...worst for ppl who r currently renting...they need to pay both rental n also interest for the house u cant stay yet...

Thanks for the info.. Ya understand the frustration.. there will be more frustrations if developers take time to fix defects and can't move in still..

Also, since MCO can't vp, or if MCO extend few more months.. there's no moratorium with bank to stop interest charging or something?

Moratorium if actually worst in sense tht the interest will be still charged n u need to pay it on a later date...its not the interest is waived entirely....only gd thing is....u can save the money ur supposed to pay monthly for rainy days...

So the only positive thing tht can happen is if the VP is given as soon as possible. N yes the MCO will drag for at least 2 months I think...

Anyone here signed their loan with other than Affin bank? Just got my loan approved but interest slightly on the high side.. do we need to use developer assigned banks to get the free loan stamp duty?

How much interest they charging. I took with RHB n got 3.10% pa with the current BLR. Actually its not u must choose developer assigned bank but normally every project will hav a few panel bank. Which means, those panel banks has approved financing for tht project. So u can only apply loans wth that bank. Other bank which has not approved financing for tht project will not offer u loan.

Ome more thing is tht interest is charged based on individual risk. Since I'm from banking...I knw tht a person education level, status of the company they are working like MNC n government job will be able to get better rate than working in SMEs.

Ya understand.. I got ptptn arrears previously, so was already expecting higher rate.. but since semi flexi loan, so should be able to offset them with extra payment.. probably will proceed as it is.. thanks for the clarification..

Anyway, is there already owner whatsapp group or telegram for this project? If not, should start one for easier communication..

Just called the developer again. Spoke to Ms Cindy and she informed that still expect the VP to be in Apr 21. But she also mentioned tht for early buyers who opted for furnished unit, the renovation has already begun. At least, can cut off some timeline to move in. Also to transfer the title to individual title the cost is RM20k which we need to bear after VP.

Yes true, I can claim back the interest paid.

Another update is, you can bring your renovators and contractors to view the unit to take measurement, so I think it is okie as developer site is accommodating too.

When VP received, the land office will only issue Master title. We would need to change the master title to individual title. But those who buy under HOC the cost will be much cheaper.

I checked my unit yesterday. 50% of the developer renovation done. Even aircond are fixed. Better if can bring in contractor or take the measurement on your own. I stumble upon a plumber who said can fix tank heater for master bedroom bathtub. Quite positive after seeing the progress. Hopefully no more delay.

Nope, only the master bedroom no 1 is provided the area to fix the boilers. The boiler and fixing must be done by ourself.

you may contact the agent who u booking with to arrange open your unit, if needed, but just to take measurement only
