If easy to rent out bare unit and cover the instalment then most likely no lelong d. Maybe this ex-owner no money do renovation.

This is a really well done development. Probably best value for money I’ve seen for under 600 psf.

I’d be surprised if this is not cashflow positive as it can compete with the 700 psf projects as well as having a direct MRT link.

Hi Cav, could you share why you think so? Interested to know. Been to the gallery, looks ok, but does not really stand out vs others except the balcony

Have a look. It’s just very well done for the price point. Haven’t seen projects in the 500+ psf range turn out like this.

3 things that really put off buyer:

1) super close proximity to HTC
2) anyone could go up to all the floors (Lack of security like low cost flat)
3) The toilets are super small like budget motels
4) The rooms have very limited space for wardrobe, the design are for short term stay and not for permanent stay as family (family designed condo have a lot of storage place for clothing n stuff)

Things that attracts buyer:

1) Impressive Lobby area
2) Link to MRT
3) Big facilities area

Something has to give la at this price point. It’s an ideal investment product to squeeze 3 bedrooms with ensuites in 950 sqft in an era of no partitions is a win. The look and feel is of a more premium product.

basically whole idea of the project is to rent out the unit. so not recommended for own stay due to safety issue.

Yes, literally just next to HTC but surprisingly the demand for subsale units here is overwhelming

That's only for the service lift to ease the contractors during renovation period. The lifts already been secured and need to go up via access card from 1 Aug onwards

the units size are small, 650sf, 810sf, 953sf/957sf (3 bathrooms)

4) The rooms have very limited space for wardrobe, the design are for short term stay and not for permanent stay as family (family designed condo have a lot of storage place for clothing n stuff)
Some rooms still can install 8ft-9ft wardrobe..not too bad
Aster is not meant for big family stay, more like for young bachelors, newly weds or maybe with 1 kid.
Family stay can buy green residence at cheaper price and much bigger size


Things that attracts buyer:

1) Impressive Lobby area
2) Link to MRT
3) Big facilities area

Yea people need to get out of that mind set that tenants are second class citizens. Though to be fair it’s changing rapidly and the oversupply issue has caused landlords to chase and subsidise tenants.

Sifus, Connaught One will be across the road. Their selling point is also the access to MRT station. Do you think CO can duplicate Aster's success?

Location wise CO better than aster. At the better side of Connaught.

Agree that it is awesome for investment but not for own stay. I won’t want to stay next to a HTC.

Think at the lower scale of the budget nowadays, you have to accept living next to a take your pick - HTC, STP, cemetery, busy Highway, red light district etc. These apply to established areas unless you go somewhere greenfield.

Are you staying in Cheras?
I used to stay in Taman Seri Minang since 2008 - 2018 and my parents still staying there.
Going in and out using the road next to Cheras Sentral/MM is a nightmare.
Can agree that it's more happening on that side but the owners staying here in Aster will prefer a not so hectic access to get home.

It's not super expensive if bought from developer.
Buying now will be around 650-700psf
