wont immediately appreciate le bro... u will be grateful u can sell back your nett pricing to the subsales market... now that interest rate has increased and will continue increase the next few quarters, buying interest will cooldown temporarily...

Expected many units will looking for sell at below SnP price … interest rate is up and most of the buyers dun think have strong holding power … can wait for bargain

After you settle and pay all the miscellaneous fees and commissions, most likely you’re out of pocket even if you sell like 5% above nett let alone losing at nett.

Who buys subsale newly vp property nowadays?

Don't simple blow without fact.
Even now interest rate still much lower than before MCO.
This project the nett selling price is 3xxk to 5xxk from developer.
Interest rate not a key factor to sell after VP.

Interest rate higher will affect DSR calculation and loan eligibility, so either buyer nego lower price or seller give big discount, just see which side more desperate

yea is a loss but if they sell at spa price nobody gonna buy it
so need to lower price for competition

just the progressive interest already cost you losses

not really, 600k properties usually attract those wannabe young buyer
300k buyer know their limit hence buy 300k property

also 300k usually can cover installment or at least wouldn't need to fork out much
but 600k property usually need to fork out at least 500-800 including maintenance fees
