im assuming this is somewhere behind viva residence. indeed walking distance to future mrt station.

heard from friend purchased Seasons Garden has lot of problem, ie lack of maintenance, easy access to the condominium, heavy rain will flood the corridor, still is good to buy this Birch ?

400k the price for a unit at Seasons Garden. End product is above expectation for that price tag.

Lack of maintenance - Coz developer offer 1 year free maintenance fees. Security also must be lacking as well. I heard they got no clamps now. Not yet buy. So those simply park their car park at other people lot get away freely for now.
Easy access into the condo - Downstairs retails lot. This is normal for development of such concept. Lack of privacy. But how easy is easy to get upstair, I got no idea.
Heavy rain will flood the corridor - Yeah, apparently this is true.

Car park allocation also not perfect I guess. Some unit located at Block B for example got the car park at Block C.
No rubbish room at each level. Everyone must bring their own rubbish down the lift to the car park level.

No refuse room is pretty unacceptable to me at this price range and density. Not sure this is naivety or cost cutting measure. Owners need to confront management/developer to solve the issue.
Do they expect each resident bring their own rubbish every morning in the lift?

Already being hinted in the report:
There is another piece of land adjacent to Court28 where there will be another 2 towers of 386 units.


This should be The Birch. Surprisingly only 386 units??? Not sure how true is that.

Based on their track record don't think so will be 386 units only.. 2 towers With each tower 386units probably makes more sense for scp
