Indian occupancy % is higher in this area.

doesn't matter where is exact location.
The whole area at Viva Residency or Court 28 are majority Indian Occupancy % higher and also the landed properties are very old type of house, spaces, some are old landed bungalows.

The current most active subsales for the past year for the whole Jalan Ipoh r Rivercity and Putra Majestic..dont forget KL Sentral is just next to Little India..not many cant afford to buy there is fact

Of course, Little India property value is much higher as near to KL Sentral dont compare with Jalan Ipoh as it is a mature town and property value a bit stagnant not much appreciated.
