Hi there sifu sifu, need some help here . may i know normally for hong leong bank which auction house they use ah ? how do i check their lelong listing

Various auctioneer. Can be Ng Chan Mau, Leong Auctioneer, Ehsan Auctioneer, Property Auction House, etc.

But take note that HLBB is the not recommended bank to buy from auction at the moment. 90 days need to settle everything. Very strict in granting extension. 7 days 1st extension. 3 extra days 2nd extension. That's it.

If the unit required double transfer, do not try to buy lelong units from HLBB unless you pay full cash (not taking any loan), then yes okay to buy.

Noted with thanks regards on the strict time line. If let say i know exact address of the house which is going to be lelong. is it possible to find out ah ? do you have any contact ?

To overcome the matter above i guess i shall conduct a land search first lo

You can actually nego to share the agent commission 50/50

I totally agree. HLBB is very difficult to deal with

Not really - just be prepared that’s all.

If it is a landed property - most probably HC Auction. Unless it’s a strata development.

Then it’s 120 days - no compromise.

is true. my dearest friend had 4 units, going to lelong soon. cause the 3rd and 4th key coming... very hard to sell.

Closest example will be Savanna Southville City and BSP 21.
Savanna Block D S&P price 500k++.
Lelong can get around 250k plus a little.

BSP 21 S&P price at close to 500k.
Lelong can get at below 300k.

Not 1 or 2 units. But many units to choose from.
Newly completed. Mostly still brand new virgin condition unit.

As for time being i tried to read book that related to auction in malaysia

But i think still not enough...
