QUOTE(AskarPerang @ Jan 24 2018, 11:59 PM) Yes. Only recommended to those with clean CCRIS CTOS record and DSR also under good limit. Well, unless you gonna buy 100% using cash. SO those auctions units, how to know the unit condition, whether need major/minor reno only?? and how to know if there is any debt? Any good project there?

QUOTE(AskarPerang @ Sep 12 2019, 07:40 AM) Very short sighted solution. Temporary. Buy more time maybe. Coz if really all kesian him and decided not to bid. His property will be saved until 1 more round (next month) but with further 10% drop in price. That time surely will attract even more bidders. 5 bidders. 2 decided not to bid. Only 3 bidders fought it out. If without the owner presence, most probably the price will ended up much higher. I heard got buyer willing to bid till 350k. So the owner attempt actually backfired in the end. Didnr bring him any gain. So the owner just made a loss of 26k by coming to beg ppl for not buying??

QUOTE(pinnacle999 @ Sep 24 2019, 08:08 AM) Is it bcoz some units need to pay in cash? Or huge upfront deposit? Both, higher upfront n some need full cash to save hassles.. The legal fees n stamp duties too

QUOTE(MGM @ Sep 25 2019, 06:47 AM) I would go for the 650K unit for less hassle and the lelong unit when add up other costs would be higher. If total price is higher, i would go for new unit too.. Price there is a gap 20% yet brand new unit, i might go for subsales...

QUOTE(AskarPerang @ Oct 8 2019, 10:54 AM) Will re-auction start from the last reserve pricing of the unit. Example last reserve price 520k. Person B won at 535k. Will re-auction back at 520k. If person B B ady paid for 5 yrs instalment after won the auction but suddenly can't afford instalment today? Last reserve price 5 yrs ago might be too low for today market price??

QUOTE(ongss @ Jun 7 2020, 09:50 AM) Auction is the same as normal sales, successful bidders have to pay the stamp duties based on LHDN's assessment on the market value of the property. Also the stamp duties on the loan agreement. Nevertheless, for this Selina unit, 30% above the reserved price is a bit crazy. But you said bidder factored in zero stamp duties??true, the price is close to subsale already..

QUOTE(Thasmita @ Jun 7 2020, 04:47 PM) Anyways I guess the borrower is the real winner. Sale at auction close to market price. At least as much of the loan will be covered. is selling through auction a good idea??

QUOTE(Thasmita @ Jun 11 2020, 11:09 AM) No it’s not. But sometimea no choice. Undischarged bankrupt, feuding family, etc In this case - I mentioned lucky borrower because property fetched a better price than the previous auction. if got few missed payments then the unit go to lelong, then consider bankrupt already? or after lelong, the price not enough to cover loan, then only become bankrupt?? why lelong not allow ppl to view the unit??

QUOTE(AskarPerang @ Jun 11 2020, 12:32 PM) The defaulter is the owner of the property up until DOA is done 100% completely by the buyer. So, that is why most defaulter can still happily stay inside the house. The buyer here refers to new buyer or the defaulter? How about the bankruptcy?
