Yes boss total BU for D1 is 2626sf.

C3 C4 is at tower A same species as D1 D3 with private lift. It's 2 rooms + study and agreed its not cheap. C5 is same stack as D4 a corner unit.

Whereas C1 C2 are in Tower B. C1 C2 are more practical if vs purely against C3 C4 C5 and if include price as a factor.

Over the past few days send PR floor plans to some buddies.
Generally all say "Wow"
But most common comments is too big, with too few rooms.
With big size, comes big maintenance fee.
Kitchen is not separated with wet and dry, cannot do tai chow sad.gif

Then I received the new Mazda 3 pricing.
I sent it to the same buddies for their comments.
Generally all say "Wow" so drool.gif
But most also say, so small the back, cramp, not spacious.
For that price, can get D segment cars.

You can see the similarities.
PR, like the new Mazda 3 or the Miata, is targeted at a certain group of people.
People who priorities are more towards living space for themselves.
Just as a Mazda is more driver focus.
The product is marketed to a specific group of people.
Please note, it doesn't mean people who don't like it are any lesser or inferior.
It just means there are different preferences or priorities. We are after all humans.

Since there are quite a number of choices, I just gave a brief overall based on the site plan.
Overall, you'll notice that there is a powder room in all types and bathrooms are en-suit in the bedrooms.
This makes converting any study room into a bedroom not practical.
PPSB has removed this option. To ensure guest can still use the toilets, a powder room is given.

Thus PR is really for people who wants to reward themselves and for their enjoyment.
A growing family, or a multi-generation under 1 roof concepts doesn't work very well here.

Overall, I think for the type A to D, I don't think any particular unit stand out head and shoulders above the rest.
Each has their pros and cons and is a question of which suit you best or your wallet best.

Thanks for sharing your valuable comments rclxms.gif . I agree to them except C3 with break tank. I have no experience living next to a break tank with pumps. I fear the noise coming from the pumps and once a while maintenance works.

I have no doubt PR is targeted to a very niche market. And I am sure Mazda3 as well. And I am sure the Mazda3 the sales will not overtake similar class like Civic (Mazda of course will claim 3 is higher keras or for discerning market).

Ppsb has set trend for their previous condos (WS series, NS, OCP and SB) where typically >1400sqft will only get you 3bedrooms with exception of SB. The size, absolute price of SB make it very attractive proposition for family who want to stay in DPC. Hence the sales status is very good.

Park Regent is mutiple notches higher than any of condo launches in DPC (targeted market and demographic, offerings, prices, concept (sit on top of carpark and private lift lobby etc)).

All the best to PPSB + Capitaland to find discerning buyers for 505 units.

A good and balanced analysis.

Personally quite like it that they don't separate the wet and dry kitchen. Doubt this is aimed at the kinds of people who would taichow in their own dwelling place.

This vs Mazda3 is quite an apt comparison though I'd put it more closer to a BMW X4, the same type of people would ask why pay so much but get such a small SUV not knowing what the specs entail. In the end every single X4 brought in sold without room for those who didn't want to buy but just complain.

Sizing and layouts seem very Californian, in particular southern California.

I've no doubt this project will sell out long before the VP.

If Park Regent has 121units like Serai or 229 units like One Menerung... I am sure it will sell out by before VP. Even branded condo like St Regis and four seasons.. How many units in development?

We are talking 505units and looking at context of super luxury condo (I assume average here is rm2m or even more) have anyone find one that has more than 500units and sold out?

Sell out is a strong word. It won't be a sell out b4 vp scenario in tis project to b honest.

It ll onli hav a sell out for certain stacks or types. There is or are least desired type(s) in all projects. So do expect reality to kick in.

Anw for those hot units, it's not bout how much it cost. It's bout how soon it's gone. Liddat say ngam mou πŸ˜…πŸ˜…πŸ˜…

Most if not all developers claim >80% sold at launch. Some camped for a few nights to choose samsui unit woh. How could the bestest loss out?
