Over the past few days send PR floor plans to some buddies.
Generally all say "Wow"
But most common comments is too big, with too few rooms.
With big size, comes big maintenance fee.
Kitchen is not separated with wet and dry, cannot do tai chowΒ
Then I received the new Mazda 3 pricing.
I sent it to the same buddies for their comments.
Generally all say "Wow" soΒ
But most also say, so small the back, cramp, not spacious.
For that price, can get D segment cars.
You can see the similarities.
PR, like the new Mazda 3 or the Miata, is targeted at a certain group of people.
People who priorities are more towards living space for themselves.
Just as a Mazda is more driver focus.
The product is marketed to a specific group of people.
Please note, it doesn't mean people who don't like it are any lesser or inferior.
It just means there are different preferences or priorities. We are after all humans.
Since there are quite a number of choices, I just gave a brief overall based on the site plan.
Overall, you'll notice that there is a powder room in all types and bathrooms are en-suit in the bedrooms.
This makes converting any study room into a bedroom not practical.
PPSB has removed this option. To ensure guest can still use the toilets, a powder room is given.
Thus PR is really for people who wants to reward themselves and for their enjoyment.
A growing family, or a multi-generation under 1 roof concepts doesn't work very well here.
Overall, I think for the type A to D, I don't think any particular unit stand out head and shoulders above the rest.
Each has their pros and cons and is a question of which suit you best or your wallet best.
If there is one that worth putting a line, I would say C3.
It has the dual views and one of the best views to be enjoyed.
Smallest unit with dual views but not sure of the pricing. It could be even pricier than C5.

I have no doubt PR is targeted to a very niche market. And I am sure Mazda3 as well. And I am sure the Mazda3 the sales will not overtake similar class like Civic (Mazda of course will claim 3 is higher keras or for discerning market).
Ppsb has set trend for their previous condos (WS series, NS, OCP and SB) where typically >1400sqft will only get you 3bedrooms with exception of SB. The size, absolute price of SB make it very attractive proposition for family who want to stay in DPC. Hence the sales status is very good.
Park Regent is mutiple notches higher than any of condo launches in DPC (targeted market and demographic, offerings, prices, concept (sit on top of carpark and private lift lobby etc)).
