Overall, I think for the type A to D, I don't think any particular unit stand out head and shoulders above the rest.
Each has their pros and cons and is a question of which suit you best or your wallet best.
If there is one that worth putting a line, I would say C3.
It has the dual views and one of the best views to be enjoyed.
Smallest unit with dual views but not sure of the pricing. It could be even pricier than C5.

this is purely my own thoughts and speculations.

for the 71 units non-locals, i would say minority of these are already non-local who are familiar with KV. they could be expat working here or already residing within dpc themselves. as for the majority, i would think they are mostly singaporeans who are well versed with the capitaland brand.
after all, rm3mil is just sgd1mil to them.

believe it or not, for someone who are not constantly staying put, a highrise is still a better option compared to landed.
this may be especially attractive for a hongkie or singaporean who are accustomed to highrise living compared to landed.
landed maintenance if unoccupied for weeks or months, is not as forgiving as a highrise.
try coming home to your landed 2 months away. weeds and leaves everywhere in your porch.
house may smell funny with odour and etc.

for highrise, you only need to take care of your own unit and if it's a high floor unit, dust should be less compared to landed.

Just randomly check a 2100+ sqft condo in HK (similar sounding name as PR is selling at HKD 98.8 million. Its about RM 52 million.

So DPC Park Regent Type F at RM 5 million is dirt cheap for them
