Finally PPSB is developing a condo without detached carpark block...
Personally I feel this is the way to go for condo design especially on premium development....

QUOTE(ManutdGiggs @ Feb 15 2019, 07:51 PM) I am merely referring to the photo where seems the scale model already at the gallery. Of course I am not sure whether that scale model is the one for PR or for other condos. This post has been edited by gks: Feb 15 2019, 07:56 PM |

If rumor about rm1200psf is true, ppsb and capitaland need to pull out more stunts to attract interest of buyers.
But dpc is dpc la. Their launches will attract their hardcore followers especially those who have enjoyed nice gain in earlier launches. |

QUOTE(ManutdGiggs @ Feb 20 2019, 03:22 PM) Ocp achieved 1235psf last wk. Reckon R10 at 1kpsf is pretty reasonable. 1.2kpsf maybe for double premium units. Not restricted to smallish. Big fishes ll cost equally high if u study the plan later on. Boss, you are quoting one single unit or average transaction for ocp? |

QUOTE(A.B.D. @ Feb 20 2019, 03:52 PM) If OCP is already 1.2k psf, means R10 will be launched at yesterdayβs price and not future price like 99.99% of Malaysian greedy developers. Very commendable Very bullish. The list of firsts is growing for R10. Today we add: first internationally acclaimed celebrity designer condo, then we have first ultra luxury property by very responsible developer launching at reasonable (yesterdayβs) price, very impressive Anyway let's see the product before can comment further. |

QUOTE(4eyes @ Mar 23 2019, 08:24 PM) My opinion is based on overall product mix... And not just the 49 units 4500sqft.Ppsb is trying to market the product as luxury as possible (at least the price tag) I wonder how the IKEAman is going to cut the spec and cost. |

QUOTE(4eyes @ Mar 24 2019, 01:26 PM) One is a biz man used to sell furniture, not so hands-on. The other was and is quite a perfectionist. I was told his background is beancounting. Plus IKEA culture. Wonder what is the culture fit here? Maybe need Capital land to lend some global brand to Park Regent? You need to give tremendous credit to LLC to turn Dpc to what it is today. |

One thing I like about PPSB is they are transparent and share project information publicly in timely manner. Maybe because they are confident of their own product.
95% of developers out there need to learn from PPSB. |

Personally... I feel the layout is too luxury (i.e. I couldn't afford it). Even type C3 and C5 which >2000sqft also only comes with 2 bedrooms. I assume this will easily cost Rm1.7-1.8m onwards.
For a decent size family, they probably have to go for type D1 which is 2300sqft+. Anyway without looking for price chart, my take type C1 & C2 probably the most popular layout in Park Regent. |

QUOTE(Longshot @ Jul 8 2019, 01:22 PM) All big bosses, I have no doubt PR is targeted to a very niche market. And I am sure Mazda3 as well. And I am sure the Mazda3 the sales will not overtake similar class like Civic (Mazda of course will claim 3 is higher keras or for discerning market).Siudai give 2 Indonesian Rupiah views. If wrong or don't agree, please don't scold / yell / ridicule etc Over the past few days send PR floor plans to some buddies. Generally all say "Wow" But most common comments is too big, with too few rooms. With big size, comes big maintenance fee. Kitchen is not separated with wet and dry, cannot do tai chowΒ Then I received the new Mazda 3 pricing. I sent it to the same buddies for their comments. Generally all say "Wow" soΒ But most also say, so small the back, cramp, not spacious. For that price, can get D segment cars. You can see the similarities. PR, like the new Mazda 3 or the Miata, is targeted at a certain group of people. People who priorities are more towards living space for themselves. Just as a Mazda is more driver focus. The product is marketed to a specific group of people. Please note, it doesn't mean people who don't like it are any lesser or inferior. It just means there are different preferences or priorities. We are after all humans. Since there are quite a number of choices, I just gave a brief overall based on the site plan. Overall, you'll notice that there is a powder room in all types and bathrooms are en-suit in the bedrooms. This makes converting any study room into a bedroom not practical. PPSB has removed this option. To ensure guest can still use the toilets, a powder room is given. Thus PR is really for people who wants to reward themselves and for their enjoyment. A growing family, or a multi-generation under 1 roof concepts doesn't work very well here. Overall, I think for the type A to D, I don't think any particular unit stand out head and shoulders above the rest. Each has their pros and cons and is a question of which suit you best or your wallet best. If there is one that worth putting a line, I would say C3. It has the dual views and one of the best views to be enjoyed. Smallest unit with dual views but not sure of the pricing. It could be even pricier than C5. That's all for now. Enjoy my drawing and all the best to PPSB. Hope you find the 505 targeted individuals. Ppsb has set trend for their previous condos (WS series, NS, OCP and SB) where typically >1400sqft will only get you 3bedrooms with exception of SB. The size, absolute price of SB make it very attractive proposition for family who want to stay in DPC. Hence the sales status is very good. Park Regent is mutiple notches higher than any of condo launches in DPC (targeted market and demographic, offerings, prices, concept (sit on top of carpark and private lift lobby etc)). All the best to PPSB + Capitaland to find discerning buyers for 505 units. This post has been edited by gks: Jul 8 2019, 05:14 PM |

If Park Regent has 121units like Serai or 229 units like One Menerung... I am sure it will sell out by before VP. Even branded condo like St Regis and four seasons.. How many units in development?
We are talking 505units and looking at context of super luxury condo (I assume average here is rm2m or even more) have anyone find one that has more than 500units and sold out? |

Ppsb style usually spa sign is quite soon upon soft launch. In 3 months we would know the booking conversion to sales in Kpkt..
In this slow market... Ppsb still able to gather such booking. Indeed impressive. Congrats! |
