QUOTE(Chronotech @ Feb 14 2024, 08:53 PM) Had been following Park Regent for a while. The last couple of units at developer's price were sold about a year back. Around 2,100 sq ft units with private lift lobby. Chat Gpt:Park Regent at 1,500 psf compare with 1,600 to 1,700 psf in similar newer development in nicer address such as Damansara Heights with significantly better quality of materials. And Mont Kiara is under 1,000 psf the last I looked. Perhaps I am inclined towards Mont Kiara versus Bandar Menjalara address. The other indicator is rental psf which seems to point that this development is priced on the high side. Take this positively. I am asking as I am having a difficult time trying to understand the fair value of Park Regent. For reference we are talking about 1,500 sq ft units and up. Small units psf can be misleading. DPC is nice once you are in the development. Just getting in and out, especially during peak hours and lack of direct highways and LRT lines can be a damper. Quick numbers that show the step-up * Launch 2019: RM 1,100 psf average. * First post-VP deals (Q2-2024): median RM 1,476 psf, range RM 1,100 – 1,630 psf. (brickz) * Active listings May 2025: RM 1,760 – 2,530 psf for 1,098- 2,960 sf units. (PropertyGuru) * Record closed sale (Mar 2025): RM 2,771 psf on a 4-bed, 4-bath high-floor lake-edge unit. (EdgeProp.my) Bottom line The combination of completed trophy product, zero comparable supply, weak ringgit, and benchmark transactions has lifted Park Regent’s secondary prices into the RM 1,800–2,000+ psf stratum—and a handful of lake-edge penthouses have already proved buyers will pay near RM 2,800 psf when scarcity, view and township cachet converge. |

Bottom line: Yes — MRT 3 includes a fully approved underground “Desa ParkCity” station. Construction proper starts late 2025, with passenger service on the north-western sector aimed for 2031. Residents can expect direct train access within an easy walk or short shuttle ride, at the cost of several years of traffic and noise while tunnelling and station boxes are built. Location Under Persiaran Residen, about 650 m south-east of The Waterfront and 300 m from the DPC township gate; the box structure straddles the KL–Gombak district boundary (see plan extract below). QUOTE(pkh93 @ May 21 2025, 09:59 PM) yeah that’s the problem with someone who relies heavily on chatgpt without bothering to check its accuracy or its facts. mrt3 official website ada still nk rely on chatgpt. lolThis post has been edited by Chady: May 21 2025, 10:47 PM |

Understand mrt3 land acquisition is underway. if without land acquisition, there won't be any station or track nearby. |
