Block A

My initial plan is to look at Duplex but somehow when I'm on the site visit, the unit looks so small, especially the living area behind the staircase.
I've also visited Type B (a bit small, looks too normal for me) and Type C1 (double volume is the selling point) but due to C1 layout being "L" shape(living, kitchen, dining), the impression that the unit gives me is crampy area.

Back to showroom and the sales agent bring me to see C2, which is the straight layout (living, kitchen, dining) and I prefer this kind of layout. That's why I've chosen C2

The rest basically almost the same thing

Finally got my SPA signed.

Last unconfirmed message are CCC to be obtained by October, then VP should be around 2-3 months later

Hi just wanted to ask what developer discount did you get? Just went to the showroom recently, love the project, but the number of negative issues about foresta is kinda scary for block C and D. By the way did the SA informed that the bridge to the hill is only for seresta, but from some pics shows like there is a passage at the side... not sure if outsiders or foresta residence can come into that area.. anyone can confirm that? Thinking of purchasing soon

I think the discount quite standard 10% +10%

From what I see bridged to the hill is for Seresta only. Foresta have the similar jungle trail on the same slope of hill but it's not connected.
The only way outsider can come in is they hike the forest Not sure what kind of security they will place in order to prevent them tho.

Hi, just to get some opinions. May i know why u choose seresta? Any advantages of this project compare to the other projects? I do like its greenery surroundings very much, so would like to know the pros and cons here.

Here's my simple honest answer :

1. I'm very familiar with this area (even I'm not living in it. I'm living just beside this Sri Damansara). I've eat my breakfast/dinner for the last 20 years here
2. I prefer the traffic settings. I always compared it to Desa Park City (I don't like to go home stuck in jam together with majority that doesn't live there)

I know nowadays 9 out of 10 SA or developer will try to win you guys over by bombarding all the "quotes" and "conveniences", mainly because they target investor. Reason being investor look at numbers. They don't bother whether the place got 10,000 units high dense, etc. As long as rental can yield profit or break even = guaranteed sales close.

Own stay buyers = fussy buyers. They will view units, take time to consider, ask a bunch of questions and most likely will not even bother putting down booking.

I've view few projects and let me put down my opinions here

1. Damansara Central Park - I don't like the master plan. It's too high dense for own stay. I don't want sacrifice everything else for conveniences. The waterfall? The SA told me it's not man made, but only available when raining. (Who da heck view waterfall when it's raining?) The large park? It's a public park. (Imagine the outside traffic coming in, then imagine Kepong Metro Park by MRR2). The mistakes they do is they suddenly bring up multiple projects with almost similar layout.

2. Mahogany Residences - Layout too small for me.

3. Alstonia (Rahman Putra) - Low Dense, Resort style. Entire surrounding not bad. But the traffic is bad. Especially there's only 1 road leading in/out

4. EcoWorld Grandeur (Puncak Alam) - Because the SA is the developer itself, the SA don't even want layan me. End up me myself have to ask the SA for brochure (WTF doh.gif ). Aside from this, the project is already nearing final phase. Clubhouse no swimming pools and this is a big no-no.

Of course this is all my opinions only. Take it if your feel ok. If offended just ignore this post entirely.

It all boils down to whether u want conveniences (go down can shopping mall/eat type of mixed development) or the other way around.

Let me chip in a bit since I also got a unit for own stay there.

My views:

1. City view/forest view - either way it will be good (even for city view - there are only landed in front of you (unless there's another project near the traffic light area. For now, L&G is busy with their plan at the old clubhouse area).

2. Love the fact that its connected to nature (the only worry is on the maintenance but we'll see).

3. Low density - 4 - 5 lifts serving 6/7 per floor (although fees might be high but it's a give or take).

4. Size - just big enough even if my parents/my siblings want to stay in from time to time.

Also, I managed to go to a unit in Foresta (Block A) and I feel that its very much okay. Can't really say the same on the issues with the C & D though. But from what I've heard, the ones in the JMB are trying their best to manage Foresta well and proper.

One of the things that I didn't like is.. the tandem parking though. Not that convenient unfortunately.

As for me, I've viewed various units around and I finally got my decision to go for Seresta instead.

1. Ativo - Nearest project to compare (really liked the project, convenient with the upcoming MRT 3, was looking at the 2 different types and made a booking and the biggest in size... way over budget). The buyers should be very happy how the whole project ended up with the VP going on.

2. Alix - Similar to the above - liked the plan and the layouts but didn't really enjoy the location (price wise not bad too).

3. Damansara Central Park - I actually forgot which one I was looking at but it was one of the earlier phases. Don't like the whole masterplan (I'm staying pretty close to the project) but have to give it to them, the price wise was something that attracted a lot of the buyers/investors. For personal stay - no thanks for me.

4. The Era - Phase 1. Quite convenient to where I was working at but the traffic congestion there. Crazy. Also, There are 4 more upcoming blocks so.. mixed development with the convenience but the density itself is another matter.

5. Arunya - This one a bit special. Saw the launch at the shoplot, the whole masterplan etc is a very interesting to see and if they manage to get the whole thing up and running, then it might make the whole area lively. The congestion to Jalan Ipoh side will still be there but who knows?

There were a few more but that's the above 5 for now.

If I remember correctly, only Type C and the Duplex. Don't think Type B also has them. But city view is unobstructed so still nice on way or another. My current place... night view is forest so basically pitch black. tongue.gif Seresta should be well lit with the things going on though.

Ativo is pricey (comes with almost everything though) but with looking at the designs and the latest review by Sean Tan - Looks very good indeed. Hopefully, Seresta would be the same too.

The site visit to actual units are the one that changed my mind from "not interested" to "damn interested"
