last 5-7 yrs were not wasted. smile.gif If u were to follow Cyberjaya closely, it has changed a lot last 5-7yrs. It is now much vibrant and thats why so many developments come in all in sudden...which ppls see it as oversupplied. All becoz of the sudden development over 5-7yrs...it is chickens n eggs story also...if not many developers come after the big change few yrs back n only few condo devs..ppls ll also see it as ghost place without much dev.... Now many different kind of condo with doff concepts n layouts and also higher end landed prop offering ...ppls say too many...seriously it ia all depend on how u see things.

depends on what you perceived as your investment.... capt appreciation or rental income? generally landed never have any good rental income in the market as landed total value always been higher everywhere due to their sizes and land usage... landed can only have better resales value because lands for construction of landed is getting further and further away but u need to hold on to the bleeding before u able to realize it into cash....

if tenant can pay the rental u want for a landed unit.... they can also buy up the hse for their own stay already... and some expat also prefer to stay in low dense luxury highrise as well....

FH landed is good for the lower maintenance fee which yield higher rent than condo in the long run and provided don't run into termite, foundation or roofing problems.

From what I understand Cyberjaya has changed a lot since 2014 since the opening of D Pulze.
Cinemas, Karaoke, all kind of foods - halal or non-halal.
With more project launched, more ppl to move in (tenanted or own stay), population is going to increase and commercial factor will be there. Chicken and egg issue.

During bull run, almost everyone include obasan, amateur and student could or perceived to make money. But most would ended up worst off than the beginning.

Many developers went to CBJ because they were riding on the bull run. During bull run, it take little advertisement or effort to convince herd buyers.

There is no doubt, CBJ population is growing. The million $ question is at what rate and whether fast enough to avoid oversupply.

I always consider IOI City Mall as part of Cyberjaya ..with lot of activities going on.

People stay near Putrajaya border do not really bother to draw a line ..i.e here is Cyberjaya n there across is Putrajaya one. After all , if u stay in Cheras..and u can claim Cheras is still KL , right ....?

We can drive along many lakes around Putrajaya/Cyberjaya and enjoy the fresh air over there.

CJ wasted 20yrs....and still counting, judging from the list in auction.

everytime I read CJ thread, investors always said, give another 3 years.........the '3yrs' has been running since year 2010 or even earlier.

I repeat again, NONE of my friends that bought Cyber has moved in, except for one friend that bought Vega [well, vega is not exactly cj address per se]. Another retired couple just bought into Cyber and I think they will moved in next year.

MRCB needed to rush the sport stadium for Sea Game, and just completed few Billions of fund raising ..

According to Google Maps, the distance (based on several alternatives routes) to KLCC Main Parking Entrance at Lorong Kuda from the following spots:

Cyberjaya (Putrajaya MEX Toll) 27-28km
Shah Alam (Bukit Jelutong NKVE Toll) 29-33km
Kota Kemuning (Kemuning Kesas Interchange) 33-35km
Kota Damansara (Kota Damansara NKVE toll) 22-24km
Puchong (IOI Puchong Jaya LDP Interchange) 22-24km
USJ Subang Jaya (Kewajipan Kesas Interchange) 24-25km

Furthermore, it is noteworthy that the average travel time from Cyberjaya to KLCC (and vice versa) is generally the shortest in comparison to the other spots, especially during peak hours.
