I notice not all apartments kena lelong like few shinning examples in cyber.....

The usual suspects are the usual ones. Some do escape this onslaught.

I just rented out my intermidiate terrace unit in symphony for 4.8k to a teacher from UK working in kings henry college. I roughly spend about 60k for all the furniture,lights,electronics, paint job, aircond. Previous month i thought can only get 4k. And its 2 years contract. So for me market still ok for landed in symphony, not too sure for other developer project.

for 4.8k rental, 60k is recoverable after 1 yr which is not bad.

i know your rental beat SEG same terrace type.

I always thought SEG area are a lot more prettier. What was their max rental so far?

am not speculating the rental in SEG. my guess is depends on each individual home and its decoration and ID.

I knew it can be as low as 2500 to btw 3200 to 3500. I never knew SEG terraces can demand over 4k. Maybe your terrace is a lot bigger?

SEG is only pretty when you haven't lived in such streetscape and landscape setting. But these days, many developers have caught up their standard jor. I believe Eco Worlds punya Eco Sanctuari is prettier and no doubt Eco Ardence too. Good that Setia got some competition.

Cyberjaya 1st impression to me is full of foreign students (mostly from middle east and african country) and hard to find non-halal food

my last visit to there was last year i think.. was invited to my friends open house. he bought a unit at Mutiara Ville at 450k initially for investment but now fail to flip so ended up own staying. i saw in the other thread many units are being lelonged at 50% launch price.. is cyberjaya market really that bad now due to oversupply?

yes and no.

depends on the properties you bought.

some types of properties are in fact over supplied.

others are ok.

rental demand also standard these days. no hanky dory rental but also depends on the type of property you have.
