QUOTE(nexona88 @ Jan 20 2018, 03:00 PM) HSBC stubborn don't want to reduced pricing... quite hard if look for below 400k..Should have drop below 400k for this month... But still, I expected No bidder too.. Many waiting for real bottom price 😈 for reserve price, possible drop below 400k..but sold price i believe have to add xxk as i know, so far only one unit is sold below 400k which is in year 2016..that time almost 7~8 units auction at the same time.. after few month got similar size unit bid close to 500k |

QUOTE(icemanfx @ Jan 22 2018, 10:51 PM) Anyone with deep pockets could build, whether is occupied or sustainable is another matter e.g cbj was built over 20 years but largely unpopulated. could be right..could be wrong... abang iceDevelopment is not computer. Unless cbj current commercial properties are filled quickly, ccc is likely end up like a white elephant. Smart investors are those taking realistic and objective view. those blinded by greed will believe in anything out of desperation. just personal opinion..chance is 50-50 la ..anything could be happen..maybe those noob investor bought in early stage with high entry price and unable to exist right now..no choice them forced to move in cbj leh This post has been edited by junbow: Jan 22 2018, 11:08 PM |

QUOTE(BEANCOUNTER @ Jun 29 2018, 12:28 PM) cyber almost 90% developed loh….how to push MSC status based on existing office space? 90% developed MSC is a triangle corridor involved cyber klia and KL city centre. its not exactly a center in cyber only. Tun heart pain already knowing all lands sold to housing developers. still a lot empty land |

QUOTE(Kennay @ Sep 7 2018, 12:53 AM) Did you mean SP Setia? Afaik Ecoworld has no interest in Cyberjaya. I thought ecoworld bought a land in cyberjaya..last time saw someone mentioned it..please correct me if i'm wrong.Inb4 too long didn’t read : I’ve been staying in Cyberjaya for few months and travel 70km back and forth to work everyday and I spent 3 years in Cyberjaya for tertiary education many years back. This place was predominantly students area but I have noticed families moving in, especially beginning this year with many of them being Malay families. I have only begun seeing chinese crowds after the opening of Go Noodles (I’m not even sure if they’re staying in Cyberjaya or people from nearby town ie Seri kembangan and Puchong) and Village Grocer. Now don’t get me wrong, but I think Cyberjaya is not thriving because it is lack of entertainment outlets (I.e bars, legit massage & spa center, decent korean hair saloon to appeal to the younger generation) and food outlets (I.e kopitiam, non-halal food outlets like pig and wolf, or maybe korean Bbq) therefore people has the perception of Cyberjaya being halal city, which is a turn-off to many Chinese families. (I get that a lot from my colleagues whenever I mentioned I live in Cyberjaya, no joke). If we don’t even think it’s liveable here, let alone the Mat Saleh who appreciates lifestyle factor more than we do, right? And my guess, these outlets are not being setup in this area because of the lack of crowd to sustain such business, so it’s like chicken and egg issue. No crowd therefore no non-halal outlets which is also the cause of people not moving in (apart from the distance issue) With only middle eastern foods around this area, you can actually see some of the commercials are dying I.e the ones in shaftburry square and domain area, all thanks to the quality of food. The ones surviving are mostly mamak and the big names eg McD, old town, papparich and the ones in dpulze. And to be honest, seeing Cyberjaya with that many auction unit is abit worrying, low entry price might attract the wrong crowd to the area. If this continues, Cyberjaya might just turn into Shah Alam 2. Now with MCT lakefront getting VP soon, I’m not sure if it’ll attract more ownstayers or investors and what kind of crowd we are expecting. Anyone has the statistics? |

QUOTE(Learjet35 @ Oct 3 2018, 10:40 PM) I just rented out my intermidiate terrace unit in symphony for 4.8k to a teacher from UK working in kings henry college. I roughly spend about 60k for all the furniture, lights, electronics, paint job, aircond. Previous month i thought can only get 4k. And its 2 years contract. So for me market still ok for landed in symphony, not too sure for other developer project. Mind to share how much you bought the unit? |
