They said under residential got shop is not good. Commercial rate, scare utilities bills are expensive.
Somemore this one heard project got shopping mall lagi worst.

Anyone encounter for long waiting refunds RM15k deposit if your application has been rejected? 1 of my friend been waiting for few months (until now did not get back her RM15k). She make the payment at developer office. Anyone can clarify? Thanks.

when there's payment in sure fast, when comes with refund it takes years. it's norm in msia culture

I tot is 23k booking and sign spa on the spot? how come yours is 15k? book via agent?

dunno, my frd went thru RUMAWIP 1st then only straight to developer agent and signed snp on spot. propably that's why it needs full 10%. Any idea to know how many % has sold so far?

After you have given the 15k deposit, once you are called for balloting you need to pay the remaining 8k. . .


i just went for balloting last week, they told me that block A, B n C has been all sold out . .. hmm.gif hmm.gif hmm.gif

Just wanted to check if anyone has gotten the SPA stamped and finalized ? Because I am planning to withdraw from EPF account 2 for the downpayment amount. Just wanted to check how quickly it can be done.

Hi all,

One of those that bought into this project. Hope can help to address all the questions raised in the thread so far:

Qualification:
Anyone that does not own a house in KL qualifies, as long as below RM 10k income. Check the website for more details.

Application:
Sign-up at the RumaWIP website first, fill up your details and apply the project that you want. Take note that limited to 3 selections only so choose wisely. Encountered a situation whereby people cannot apply for the project because they simply apply other projects and did not cancel them.

Document submission:
Once you have all the documents printed out and filled up according to the checklist provided at the website, you have the option to submit them to (take note of the deadline):
1. DBKL - no booking fees required, if succeed then only need 23k deposit for ballot. Longer wait, around a month or so.
2. Developer - 15k upfront booking fee required, remaining 8k upon ballot. Heard this will be shorter wait, perhaps those that went for this option can clarify.

Ballot: They will contact you if qualify for the ballot. Only ONE try after you pay the deposit. So firstly pray hard if you do not want a unit facing the HTC and STP side. If you do not like your draw, cancellation is subjected to 1% penalty as others have highlighted above. To "avoid" the penalty, refer to the point about loan below.

Maintenance:
20 sen psf, so it will be RM 170/month.

S&P:
Most fees covered by the developer. Lawyer provided, can even sign the S&P on the spot in Aset Kayamas office at Old Klang Road if available.

Loan:
Apply from the provided panel bank list. For those who do not like your draw above, you will need to apply to at least 3 banks and get rejection letter from all of them to qualify for a full refund of your deposit WITHOUT being subjected to the penalty. Fees related to the loan however is to be borne by yourself.

S&P stamping:
Heard from the lawyer probably will be done around March or April 2018, as the developer might have some revisions and only finalize the document details around then.

Think that is all about it for now. Kindly share if anyone have any other information not mentioned or highlight if there is any correction required above.

Is there any document beside this can be provided for epf withdrawal? Spa stamped and finalised seems a long long way to wait. Got unit A lvl11. Loan just approved this week.
