Hi all,
One of those that bought into this project. Hope can help to address all the questions raised in the thread so far:
Qualification: Anyone that does not own a house in KL qualifies, as long as below RM 10k income. Check the website for more details.
Application: Sign-up at the RumaWIP website first, fill up your details and apply the project that you want. Take note that limited to 3 selections only so choose wisely. Encountered a situation whereby people cannot apply for the project because they simply apply other projects and did not cancel them.
Document submission: Once you have all the documents printed out and filled up according to the checklist provided at the website, you have the option to submit them to (take note of the deadline): 1. DBKL - no booking fees required, if succeed then only need 23k deposit for ballot. Longer wait, around a month or so. 2. Developer - 15k upfront booking fee required, remaining 8k upon ballot. Heard this will be shorter wait, perhaps those that went for this option can clarify.
Ballot: They will contact you if qualify for the ballot. Only ONE try after you pay the deposit. So firstly pray hard if you do not want a unit facing the HTC and STP side. If you do not like your draw, cancellation is subjected to 1% penalty as others have highlighted above. To "avoid" the penalty, refer to the point about loan below.
Maintenance: 20 sen psf, so it will be RM 170/month.
S&P: Most fees covered by the developer. Lawyer provided, can even sign the S&P on the spot in Aset Kayamas office at Old Klang Road if available.
Loan: Apply from the provided panel bank list. For those who do not like your draw above, you will need to apply to at least 3 banks and get rejection letter from all of them to qualify for a full refund of your deposit WITHOUT being subjected to the penalty. Fees related to the loan however is to be borne by yourself.
S&P stamping: Heard from the lawyer probably will be done around March or April 2018, as the developer might have some revisions and only finalize the document details around then.
Think that is all about it for now. Kindly share if anyone have any other information not mentioned or highlight if there is any correction required above.

Labour day but there are still people working on-site. And lots of activity at Block D, E, F & G area. Unfortunately, that would bring the total to 3000 units as initially planned. Estimated completion by end 2021. Shots taken from a greater height this time:
