hi ,

I am looking one unit name hilltop 22x80 at here as i found the agent seem aggressive on selling out and quite unclear on the plan , as he mentioned 60% of the township already ready.

thank for advise and sharing.

Based on Matrix's 2013 IPO's presentation BSS's net development land area in BSS is 1,942.2 acres (Gross land area 5,233 acres minus out 750 acres TUDM, 55 acres State Govt, 1,000+ acres for Felda settler and about 40% land for public amenities) while on 2Q 2017 the completed net acres is 1,227.5 ie 63%.

Nonetheless the net development land area has increase to 2,560.1 acres after acquiring few plot of land in the vicinity of BSS, the completed ratio is 48% instead of 60%.

This Mid Autumn festival is a big let down, no moon cake, no traditional chinese food, very limited choice of food, space is limited some more food not nice. We left about 8pm+ not sure got boulevard lantern walk or not, basically this function is organised by the club house not Matrix the developer.

Same owner but different management, I noticed that almost all staff in club house is Malay while Matrix's staff mainly Chinese, Mid-Autumn Festival is chinese festival, the club house management seem ignorant of its custom and cultural/food, not a single chinese/mid-autumn related music was played then doh.gif

Is this household income estimation to buy house in N9 are valid?, what u all opinion on this. and why S2 Heights is the most expensive house here

Sendayan sudah berubah

ISU Sendayan bermula selepas peneroka di kawasan Felda itu menandatangani perjanjian penjualan tanah dengan Perbadanan Kemajuan Negeri, Negeri Sembilan (PKNNS) membabitkan 1,600 hektar tanah bernilai RM557 juta pada November 1996.

Bagaimanapun, pembeli tanah berkenaan gagal membuat pembayaran penuh akibat kegawatan ekonomi pada 1997 dan 1998 sehingga ada peneroka mengambil tindakan mahkamah.

Bagaimanapun, kes diselesaikan apabila Menteri Besar, Datuk Seri Mohamad Hasan mengumumkan Skim Pembayaran Pampasan Tanah dan Pembangunan Felda Sendayan pada 20 Mei 2005.


Menteri Besar Diperbadankan (MBI) mengambil alih projek itu pada 2007 dan menawarkan pakej pampasan kepada peneroka.

Bukan sekadar wang tunai antara RM400,000 dan RM500,000 malah kerajaan negeri menawarkan banglo mewah setingkat berkeluasan tanah 10,000 kaki persegi bernilai RM250,000 serta tanah pertanian 0.8 hektar bernilai kira-kira RM350,000 pada ketika itu.

Perdana menteri ketika itu, Tun Abdullah Ahmad Badawi secara simbolik menyampaikan cek pampasan kepada peneroka pada 23 Februari 2016.

11 tahun berlalu, Felda Sendayan hanya mempunyai kira-kira 530 orang penduduk asal peneroka, tetapi kini kepadatan penduduk di kawasan berkenaan yang bertukar menjadi Bandar Seri Sendayan mencapai lebih 40,000 penduduk.

quite close to my opinion....

S2 heights housing design mostly double storey design and usually sized 22' x 75' or bigger...

which means the house design in that area is more expensive....

that makes the averaging is on the lower side for BSS...


plus, S2 heights is from different developer (IJM) and their starting base price also usually higher than BSS house for similar size/feauture...

And 1 more thing S2 Heights also have their own S2 Club House 6 star same like dTempat BSS if im not mistaken, thats what make the price higher, compared to the house that dont have any club house facilities is cheaper
