I think it’s ok right for this type of “H” floor plan where it’s not double loaded corridor.

The smallest unit should be around 700k. But yea Sunway is all about space efficiency. Iherng’s review very effusively positive. As long as it doesn’t feel cramped it’s ok.

I think a lot of the reviews are good. Practical and well done considering 26c psf maintenance. Sunway’s product is definitely geared towards own stay but also for renters who want to make a home out of their rental. That on-site nurse sounds really helpful for children or elderly with special needs.

On-site nurse? Comes from mgmt fees or extra service provided by developer? If the latter, then the developer is very creative. JMB would have to discuss how sustainable this is though.

How's the lazy river? Crowded like Sunway Lagoon? Heard positive reviews.

Not their staff nor a shareholder so don’t ask me. Smart though they can leverage on their eco system. If they throw in a Monash lecturer into one of their properties for tutoring and charge 2000 psf also I think can sell out.

the onsite nurse is basically a channel to Sunmed but definitely help a lot for those multi-generational stay besides the entire design with ramps, lower switches etc.
that together with other Sunway integration like shuttle to Pyramid, which should continue until Serene 2 is done (+ the landed properties thereafter).

it is overpriced for sure, but the higher entry price makes it ideal for ownstay if you can afford.
there are so many subtle additions and services which made the premium price worth besides the Sunway name if you have experienced their prior projects before.
lastly, the build quality is pretty good, with little to no defect compared to so many properties I have visited including some of the famous ones.

complaining about corridor width is just hilarious because why do you need such a wide corridor for when it is only 2-3 units per 'wing'.
I would rather take this corridor with sufficient lifts and a well-placed refuse chamber than those wide corridor projects with little practicality.

it is the entry into their ecosystem since there isn't much development left in Sunway 'city' side.
getting a good subsale there is pretty difficult as owners there are not willing to let go due to the high student rentals.

when compared to other development, there isn't much to shout about such as exsim's z-series but it just ticks many boxes especially on the practicality aspect.
just look at the parking arrangement, so many projects turned me off due to how bad their parking is.

Thinking about it more. The logical next step for housing is services. That’s the new frontier and this Sunwayverse concept is intriguing. Plant your staff into new developments for the link back to Sunway medical and education arms. Whilst they remain highly regarded, this is a huge value add. Your upper middle class buyers will flock to this sort of product.

“Buy our 2000 psf unit to get 5% of your kid’s college fees.”

I think unlike other developers, Sunway do provide services which makes the integration more seamless.
For example, they are providing cleaning services from Sunway Hotel (at a fee of course) together with the whole healthcare side of things.

We saw how Metropark failed with their initial masterplan to the point of selling off their land there and pivoting to what it is now.
Their pitch used to be we would have expats wanting to stay here, we have this large shopping mall by a famous Thai mall operator etc but doesn't have any service to support it.

That's a good point. It's possible that this is part of their long-term plan, connect this side of Federal Highway to the Sunway city side. Very likely, since they also have the ex-WD land

Na my bad. I thought they were still linked. What I mean is that they start integrating their health, education and hospitality arms into their developments which they already are doing.

Based on what was mentioned it is provided and supported by Sunway Medical. Of course they will also refer you back to there in case of any complication or need for further check ups.

But still i haven't seen the details.
