Recently visited the lakeside park near Sunway Serene and had quite a disappointing experience. Initially, I encountered more than five stray dogs lingering outside the Sunway Serene guard house, and unfortunately, the guard seemed careless to their presence. The pathway was also "beautified" by dog waste, making the stroll less than pleasant.

Adding to the disappointment was the observation that the majority of park-goers were "foreigners", leaving me to wonder if this was a timing issue or a more persistent trend. I only came across one local during my visit.

Furthermore, the park itself was inadequately lit, creating a rather shadowy and dim environment. Adequate lighting is crucial not only for safety but also for creating a more inviting atmosphere.

It's disheartening when the actual conditions fall short of the appealing image portrayed in Sunway's marketing efforts. Such experiences can be frustrating, especially when considering the property asking price. I hope to see improvements are made to ensure the park aligns with the expectations set by the property's marketing strategy.

The lake is belong to MBPJ right? So everyone can access to it, thus this kind of phenomenon is pretty common.

The authorities should consider these stray dog situations because when they group together in an area, they may pose risks to park goers

Hi, i am interested in tower b, just concern on the noise level from the construction next to it, any smell from the lake, build quality and the mosque directly opposite (for kelana jaya view). Is it good for own stay?

The noise level is insane if you at home all the time but if you close the bulcany door then the noise manageable. For me its a nice place and so far no obvious smell from lake. My unit facing the pool and lake and its one of the best view in my opinion. waterbill a bit high and lift can be slow sometimes. Overall not perfect but can be improve. (just my opinion)

Thanks for the feedback. I wonder if the noise level should be better once the foundation is completed - should be almost done? Good to know there's no smell from the lake. I like Serene for its location.

On the water rate - wonder if can apply to convert to residential. What about electricity - is it at commercial rate too?

Electricity is under residential rate. Water under commercial now but already applied to change to residential. This will take time.

Wow, didn't know that they had a landed portion there. However the location is not ideal, not sure if lake sufficiently rehabilitated. Nowadays with the unpredictable weather can the lake contain all the water runoff? Also I am sure the price will be atas. But then again where can you find new landed property in PJ area?
