Why would any buyer pay a 200k mark up when developer units are still there. I know in past years there was a mad rush for a newly vp unit but we’re in very different times now and buyers have all the say.

I’m guessing you mean this in regards to landed. Can’t imagine any high rise getting such gains.

Likely it’s high floor then. I’ll just stick to high rise discussion as this is what the development is. Landed terrace are scarce and have their own dynamics. It’s near impossible for a newly vp high rise to have a gain unless you find all the water fish out there.

Think it’s a matter of price and affordability. To get a big size unit + pay for height and view premium you’re really touching on landed house price point. Whereas lower floors inversely get the “undesired discount” which works well if you’re just after a family size unit.

The layouts are pretty shitty you have to admit. 750 sf for 3 bed. Completely different resident profile and perhaps a good thing.

Pass feedback to the Director of Sales without being specific that some staff are not abiding by company values to be customer centric and helpful. It’s the biggest stab to a public listed company when you question their values and practices. Worst still if you critique that their sales training is inadequate.

Sales people are meant to serve you - the customer. Unless the customer is being unreasonable in any way. Discriminatory and arrogant behaviour is unbecoming of sales staff. Can blow it up and let Sunway dock their commissions for sensitivity training. Ultimate slap in the face for all sales staff.

Even when I went to Belfield I found some of the behaviours very unhelpful. I have half a mind to write a lengthy letter to Sunway to kick up a fuss.

To be fair, it’s quite valid to completely walk away from a purchase because of one bad customer experience. It happens more than you think.

Asian people are very ego centric and to feel that you’ve been put down because others have perceived you to be “poor” or beneath them is quite traumatic.

I don’t get this. It’s part of market research to directly compare with your competitors. I don’t see why that’s an issue. For Sunway Belfield sales, they were directly comparing to Opus. So I don’t see why it’s all fine when you compare favourably compared to when you don’t.

Fair enough we don’t know how the conversation panned out. Though I did get a bit of the arrogant vibe from the Sunway SAs.

This is an own stay project from all accounts or maybe hybrid. If you bought this thinking it’s a stellar investment then get your head checked or just accept the Lelong process in a few months.

This one is mainly a test of Sunway’s pocket development skills.

facilities they did nice. everything looks nice but only time can tell if they will maintain it well and if the material quality they use stand the test of time. they also have herbs garden so can take what u want and use it in ur cooking. i also like the fact they got 4 EV charging stations but i feel maybe too little. for now maybe okay but in the next 10 years maybe not? guardhouse entrance very big and got total 6 lanes at guardhouse 3 going in 3 going out of which 4 will be for residents. this would reduce the jam going back home. but the private road they do leading up to the condo i think gonna be very jam during peak hour bc will have ppl not even live there would use it as well to try and cut some jam. after enter entrance greeted with very nice green scenery. the parking ramp got 4 in total. 2 up 2 down. the parking ramps at the back is normal sized but the ones at the front i like the fact at the turns that made the width alot wider. this allows big cars like alphard to go into parking very easily. got one access card for lift and doors and one for car. i think better use rfid for car so when go in dont even need take card and stick ur hand out for gate to open. hopefully over time they will switch to rfid.

Don’t know if I’d want an enclosed corridor. Rather have the ventilation and light. No need to be so paranoid of your immediate neighbours as you’re buying into an apartment complex anyway. Maybe 2 or 3 occupants may pass your hallway unless you’re hot la and ppl wanna take candid pics of u.

On the whole, the design is up to expectations for Sunway and gives confidence to some of their projects in the pipeline. Can see the effort level and thoughtfulness in the facilities design, landscaping and furnishing. There’s no empty tiled areas like some other developers at this price point.

Unit materials are on the blander side and don’t exactly scream luxurious but fine for own stay. Can see many happy people using the facilities which is a plus.

Broad assumption but from Jack’s video it looks like Chinese millennials who are mid career or starting their families. The PJ location appeals to that demographic. The bigger units suit more established Gen X/baby boomers.

Reputable developers can still be very cheap skate or just don’t deliver properly.

In the review video, someone knocked down the wall of the yard and looks like they are extending the kitchen out. Also, didn’t realise that Serene doesn’t have kitchen included as the more recent sales projects have it.
