QUOTE(Endless_tale @ Apr 26 2017, 12:10 AM) Not about house for kid. Now developer concept is build in reasonable price. If build big sqft then the price is extremely high. How can they afford for it? So build it small and make the price reasonable for that area. Developer always diversify in targeting customers. Not only aim for medium to high lvl income. They will consider other level of income. If you havent seen a place of 820sqft with 3 rooms maybe u shouldnt think of concept from developer. 2r2b is okay still got space. now this is cramming like mad, everyone need to be walking carefully not to crash into each other in the unit. |

Can be done one. Look at seasons garden. Some have proven 3 bedders within 8xxsf is doable. Probably not all rooms are meant for queen size beds lah. |

If everyone exit room same time all bump into each other outside the narrow hallway. LelSome have proven 3 bedders within 8xxsf is doable. Probably not all rooms are meant for queen size beds lah. |

Anything is doable. Just a matter of preference of potential purchasers only. Some prefer more bedroom space, some don't. That's all

Even in HK people live in 100sq space, with single bed, cook top and 'wardrobe'. but when you are paying 760psf in prime PJ area....are you going to compromise like people in HK? of course 800sq you can put 3 beds or even 4 beds....I ever hear Plaza Garden Residency in Cyber...they can have 3 beds in 500sq. |

i read that the pr1ma standard planning guidelines 2014 revision spec'ed out the min habitable room sizes..
master 119sqf bedroom 97sqf utility 70sqf the basis of such measure are not defined in detailed, but if this is the recommended benchmark for affordable housing, then many 2nd and esp 3rd rooms of even the touted "luxury" segment may have failed.. usually master size is ok wan, contention is 2nd and 2rd room, and utility room (yard area) selling as a habitable room.. there was also some thesis done, on the comfort dwelling, which includes the min size for the living / dining.. read it somewhere.. imagine, min standards become luxury selling now.. liked the ryan & miho branding and "story-line", but dislikes the layout though.. m2c.. |

QUOTE(BEANCOUNTER @ Apr 26 2017, 10:48 AM) have you stayed in there for 6 months to 1 year? i stayed in a 820 sq ft condo for 6 months during first year college time... haha.... i think i still can accept the size frankly speaking... maybe gen z or millennials can accept the size more than me also.... i know gen X and previous cannot accept that kind of space... hence why my dad dont bother staying in that condo... rent out straight away after VP....people tend to compromise when there is little or no choice. Lol! Think you hit the spot on gen X and the preferred size But then, if the investment is to target z or millennials, then shouldn't be an issue. |
