the basis of such measure are not defined in detailed, but if this is the recommended benchmark for affordable housing, then many 2nd and esp 3rd rooms of even the touted "luxury" segment may have failed.. usually master size is ok wan, contention is 2nd and 2rd room, and utility room (yard area) selling as a habitable room..
there was also some thesis done, on the comfort dwelling, which includes the min size for the living / dining.. read it somewhere.. imagine, min standards become luxury selling now..
liked the ryan & miho branding and "story-line", but dislikes the layout though.. m2c..
