I presume it is cluster Errana in Precinct 3, should be 36 x 78 and not 36 x 80?

Errana cluster - 36 x 78, buildup 2250 sqf

Grandlis superlink - 23.6 x 76, buildup 2389 sqf

Floris superlink - 23.6 x 76, buildup 2563 sqf

Gloris superlink - 23.6 x 76, buildup 2645 sqf


Put aside the landscape and gardens (since both also located within the same precinct and interchangeably accessible by each other), personally still prefer the Errrana, although both also have its strong and weak points..

Strength of Errana:

1.) A proper cluster semiD which you have 10 feet of land beside your house, mimicking the proper semiD. Superlink overall still a link/terrace house.

2.) Location more strategic than superlink, closer to the clubhouse and 2-tier roundabout and current/future commercial area, easily accessible by autumn gate and winter gate. Although in future superlink also can access these 2 gates, there are a bit isolated at the opposite side of Lekas and the ONLY access way commute in/out to/from superlink precinct must go through the Lekas linking bridge. In case of this linking bridge has any problem (although it is unlikely to happen), not sure how the commutation could be.

3.) Errana is further away from STP if compare to superlink. Of course there will no issue associate to the STP currently, but if being given a choice, I presume majority of people will choose unit away from the STP if possible.

4.) The land beside the superlink still kampung land and not very sure what kind of development shall happen in future. Errana cluster semiD is within the center part of precinct 3 and land has been catered to build cluster/semiD only.


Strength of Superlink:

1. Generally larger buildup and fully extended.

2. Superlink still have the sale package (legal fees, MOT absorbed by developer) but Errana is subsale. It mean you need to pay higher although the sale price about the same.

I think somehow the water got mix up with the water mud from construction side during raining overflow.. Might need to do filter and cleaning again.. sweat.gif sweat.gif

Good for you... Seri Pajam got improve the connecting road from Nada alam to Lekas? Now still go through that bottleneck and jam jam jam traffic light before reaching the Lekas Pajam entrance?

If able paid more in downpayment, everywhere got cheaper property in subsale market. The errana cluster need about RM120k.

I think in two ways depends on what strategy the agents using ... They maybe would tell you listed unit sold... +rm8k they have better unit still available... More likely the second approach they are using when wild hunting on property website.

Haha... Advertisement can be very attractive but what is more important is the actual transaction price. May be it is really a good buy, I'm not sure...
By the way, what is the current market transaction price for this semi d cluster?

Not necessary.
Those size and type are very general comparison only.

If you buy at "premium" from developer....they will use better material one also probably better specs and etc...

Some buyers prefer Quality over Quantity.

Yes. I already view the house last week. Price range is around RM800k to RM850k.

Compared to new property, subsales need more bullets.
Around RM80k downpayment + Legal fees and stamp duty RM40k + Renovation cost RM100k

Not really, nowadays people prefer zero/ low donwpayment package.
If afford to pay high downpayment, subsale property is buyer market. Can get more worthy house. I think this is common for everywhere.

Just 2km from Nada Alam to Lekas Pajam toll exit. Two traffic light but the one in front Nada Alam is set up fast green for us to go out. Still smooth compare to those stop go stop go jam.

Normally use NS highway to Putrajaya or KL. Lekas and Silk toll rate very high.
