If I read correctly.

1. Disbursement legal for SPA = RM292
2. Disbursement legal & Stamp duty for loan agreement = RM2789.10


Yup if already included stamp duty for loan agreement then I would say this is cheap. I kena disbursement for loan agreement only at RM1100 for 270k loan. Lol.

But I'm also not sure. Maybe others can comment.

Looks rather reasonable boss.

Maybe can haggle another 50-100 more but tough luck.

SPA usually no need pay disbursement. You can try to haggle.

Developer only cover the legal fees.

The disburse pls don't count stamp duty. It's not actually disbursement per say as the amount are payable to relevant bodies and fixed.

They only earn from the other disbursements above.

Im purchased a first property at price 125k and the lawyer charge me 3.5k for the total cost legal fee during sign SNP and loan agreement. Is it normal for the range of price for legal fee for that price of property? As i know in the legal fee, the stamp duty already excluded since this property is my 1st property. So, that fee already got discount. Please anyone kindly advise and sharing with me on this matter. Thank

Can share the sample invoice? Only then can tell.

But I would say 3,5k for both is okay d la.

I don't have that invoice lor.. i checked it during the sign of S&P but few thing that subsidy given for first home buyer already exclude in the list.

Hi TS, i just put a DP on a 480K house. Developer said all spa, legal and stampduty cover for developer side.

I was told that i only need pay to bank legal, stamp annd etc.( Bank side )

How much am i looking at to pay? Or is it included with the loan amount cos now waiting loan approval and as far i know now, mrta is already included in the loan.

Depending on banks. Some bank able to include in the legal fees inside your loan amount.

Stamp duty for loan agreement is 0.5% out of the amount you loan.

Thanks for the reply. Should my loan needed a 2nd name to support but i do not have any, am i able to get my dad to be a guarantor or needed him to be as part of the loan taker? Cos i will be taking only 80% loan and this is my 2nd home and worry DSR would be high.

Gurantors don't work much nowadays.

Usually need a 2nd name to qualify for the 80% if your name alone is not enough.

hi all. just asking. if the condo purchased is still master title, then when it comes to s&p, it will go under DOA is it? or s&p also which is the 1%? pening la. or is it the DOA is the s&p for master titile? i mean condo without strata title. tq tq tq

SNP is between Seller and Buyer with individual or master title.

DOA is between the borrower (buyer) and bank.

for those sub-sales... normally what the discount given from the lawyer?

i believe the fees is all the same, the difference is how much discount given..
