Is the price standardized or depends on lawyer? Including snp n stamping

Legal fees are standardised.

Disbursements are not.

Ok, lets say developer offer "free legal fees and snp".

Besides the 10% d/p, is there any other thing we need to pay?

MOT when project VP ( assuming under con )

Loan stamp duty ( Upon signing loan agreement )

For 350k property, is rm6500 considered normal for all of the above ( excluding MOT)?

Since developers paying, I'm sure the fees quoted is jacked up laugh.gif

But basically for both, 6.5k sounds okay.

Yes. Thats whats bothering me actually. I didnt notice about this thing earlier. But 1 of my property is about to vp, so I checked back all the docs, in loan offer got state legal fees - rm6500 ( whichever is lower) , which means its added to my home loan.

But 1st I thought, maybe its just there but not actually disbursed by bank since it states "whichever lower". But I looked back at full disbursed amount by bank, the total amount did include that rm6500.

Now I pening. Need ask bank, lawyer or dev about this. Or is that normal?

Means the legal is not free lor?

Coz it's already disbursed in your loan.

Usually loan officer will ask whether you need to finance the legal fees or not into the loan one. If not by default they won't just finance it in.

there is 2 legal fees,
1 for SPA
1 for loan agreement

check with developer is both free or SPA legal fee only

Got two types of charges. One is fees/duty that need to pay to the respective authorities. This type of fees won't change from lawyer to lawyer.

The second fee that will have discount is on the lawyers own services fee. Because competition is stiff between law firms, some willing to offer up to 30% discount (do take note this is illegal to give discount). Another thing to pay attention is the miscellaneous charges like phone calls, photocopy paper, transportation those can all be waived.

This is based on my experience recently I bought a property and now in progress of sorting out the legal side

i assume that they have quoted you for loan legal fees, loan disbursement fees, and spa disbursements fees. only spa legal fees are free in this case. try to ask for an official quotation in black and white to know the head and tail on what they are charging.

You, of course.

Unless developer willing to bare.

Only SHC I know that covering the loan stamp duty for their property.

My lawyer still not yet reply me about disbursement fees. (Developer side only bear for S&P and loan agreement legal fees, disbursement is under me, buyer)

Already request my lawyer to send me quotation of disbursement fees.

Next week will sign S&P, developer said usually need pay disbursement fees after sign S&P. (within 1 week)

So your suggestion is get quotation of disbursement fees 1st and nego with lawyer before sign S&P??
