Hi guys. Was at Eco Majestic last Friday and really amazed at their landscape. Unfortunately I didn't get to see the actual units of Phase 1 & 2. Seems like the grass is an issue. SA told me units with private lawn will get "cow grass" only. Did not ask if the landscape grasses are also the same.

Since I was only shown the Mellowood Parkhomes and Classic Home types I could not compare with Cradleton and other types. Seems like they provided a dedicated spot for AC units to be placed on the open roof. Sounds a little unfair to use the earlier phases as "test subjects" to improve future launches.

Access is a little confusing for me. Maybe I'm not familiar with the area. The number of tolls (about 4-5) coming from Puchong is a shocker to me. Maybe Waze just decided to troll me with a longer & expensive route.

It's nice that the clubhouse membership is optional. Wouldn't want to pay for something I don't frequently use. SA mentioned about commercial lots being taken up but not sure how many. Unifi ready. Saw some charging stations for electric cars as well.

I have not decided on anything but wife is totally sold on Mellowood. Sigh Comparing to SEH and Tropicana Heights, EM seems to be better in terms of "first impressions". A dangerous thing to say but it's just my perception. I apologize first if offended any SEH or TH owners here

Anyone working in Cyberjaya or Putrajaya? May I know how long it'll take from EM? And how many tolls per trip?

If want to go Cyber/Putrajaya frm EM/Ecohill/Serene Heights; can follow Route 31; no toll... probably less than 30 mins...

That's RM4 per trip. Yikes! Thanks for the tip though. At least some option to consider.

Basements not really a trend among Malaysian developers but it really is a nice offering. Even EM Parkhomes is a one-time offer. Once they launch the garden-facing phase sure will be snapped up fairly quickly.

Didn't really research on Setia Alam area but after dropping by SPS welcome center and looking at the sales board, really opened my eyes to the residents there.

My visit to EM I also wore slippers but polo T shirt. Haha. Purposely want to test if the service is still good if under dressed.

Here for the type 20x70 I have...actually the slope for me still acceptable and the backlane for space 15ft I think this is what can do... or can suggest to EM built same RC planter box in both side of walkway maybe can get some improved?
