Some of my friends houses at other townships that are under constructions are interrupted also due to the govt lockdown and MCO. Some like your case, encounter delay in defect rectifications, delay in VP etc.
The construction industry  have to manage their workers with some tight govt health guidelines and as a result some of the industry players are facing workers management issues etc.
So out of the 250 days you mentioned above, you need to consider the govt mandated lockdown days etc.

Then again, the MCO is 3 months... thats 90 days... after discounting that we are still looking at 160 days. Without going into too much details, the quite a number of owners have resorted to legal action/notice against Tropicana, this is how bad their after sales service is. Frankly if given a choice knowing what i know now, I;ll go EcoWorld or Gamuda for sure.

You can't imaging, my Japanese customer can stay in Mont Kiara, and driving long way to port klang for working everyday, one way is about 1 hours driving, without private driver. My wife school have many Korean and Japanese student not stay near to school, also some Korean students already transfer to other international school in Rawang this few year, partly because of cheaper tuition fee in Rawang, and the recommendation by the Korean family who studying in that school, but the driving distance between my wife school to Rawang is more than 40km.

For them, distance is not really important, they just need a safe and convenience living place. all additional amenities are bonus to that township.

If really don't like the international school very close to you, just choose other place which without any Int' school.

Jap/Koreans diff.

Mont Kiara was their "go to" place. They mostly move about en bloc to stay with their "community" of sorts. Like in KK/Bukit RImau quite a few Taiwanese there mostly due to the Chinese Taipei school where they send their children who can then continue their education back in Taiwan.

Lets see if Canal City can grow as such, but take note of the Mont Kiara traffic condition. YOu cannot have both a vibrant/bustling township without the traffic that comes with it...

Eco Ardence semi D - It's true . It does not have the dry kitchen, wet kitchen separation.  . Also, the house EA semi D floor plan is not as nice as open as Cheria or Dalia. I was looking at EA Dremien semi D. In Dremien, there is a big wall separating the all in one kitchen with the dining/living. It will be a big cost to hack that load bearing wall. Reesia is the most expensive home at the moment surrounded by cheaper DSL houses. vs Canal city which have a lot of expensive semi Ds.
I dont want to own the most expensive house in the neighbourhood/township.

Both Elmina and Canal city are new townships.
The commercial shop lots activities in Elmina are 'dead' and very quiet at this moment.
When I drive around Canal city during the weekend, I can see many non halal restaurants sprouting out and in general it is more vibrants at Canal city compared to Elmina.
No Chinese school within Elmina at the moment.  There is a new Chinese school under construction at TA with first intake in 2021.
No international school within Elmina. There are at least two international school that are up and running at Canal city.
After doing all my research, I think I am more leaning toward buying a semi D at Canal city.
Now I am hoping someone 'lelong out' their semi D. I will be the first to bid Hahaha

1. Dont worry too much about dry/wet kitchen. I siuggest you take the floor plan and talk to an ID, they can do some space planning for you, and draw some floorplan/idea for you. Its FREE.

2. Its not a load bearing wall, if it is you cannot hack it, if its not it will be cheap to hack... cause anyone with a sledgehammer can do it... my reno cost mostly comes from carpentry work. All those tiling, hacking, wet works are quite minor.

3. Eco SemiD are around 400/500k premium to Tropicana ones of comparable size. Then again I cannot in good conscience promote anyone to buy Tropicana strata...

Yup.... the one good thing about tropicana strata is that Tropicana gave us so much problem that the owners all group together and know each other very well even before moving in....

Cheria have a decent central garden of sorts. Now every evening the kids will all gather and hang out/play, this is despite only 15~20% moved in at best. Foresee soon it will be very lively. My daughter loves it
