Yalor. Haha

You can think other way, better security and maintenance there is a bill kan, u r using the better environment and security ma. Like tnb bill, this is just another new bill, so ppl need to change the mindset.

If can sacrifice just a little security and maintenance, just go for individual title f&g bro

I believe there will always be a market for both

But non gated I’m not so sure, ppl wants security

Maintenance increase 200% within 10 years is quite high. its possible if u lived in apartment. so many thing need to maintain. Lift, facility, gym, landscaping, etc.
There must be a reason why JMB increase the fees. but bear in mind, the only way to increase the maintenance fees is thru AGM or AGM which require majority vote from resident (cant remember either more than 50% or 90%).

For landed strata depend on developer and landscaping. maintenance fees rank as follow

1. Eco Sanctuary
2. Tropicana Aman
3. Rimbayu (Wisteria)
4. Gamuda 257

thanks for this and yeah its not a landed unit but nice landscape with no gym nor facilities , just they want to have healthy account and good landscape which is obvious , nonetheless is a large large land for a non landed so explains too

but only thing this are are lifetime commitment , the house will never be settled

I was jogging on the west park today. I felt like the Freesia units that are facing the park is very close to the jogging path. I can imagine seeing eye to eye with the owners inside the house. Perhaps they will dress the fence up with greeneries? But if that's the case what's the point of having a lake facing unit eh? confused.gif

Ya been raining the night before and continue the next day, The Central Park act as a retention pond too.

After a month of peace and calm, today we have a lot samseng in park, some playing firecrackers, smoking and vaping in the park, playing in toddler playground and also main play ground for the kids under 12. Sometimes we just can't have nice thing in Malaysia.

I think The Parque Residence still okay, got buffer as the parking lot is the one nearest to the park. But Gemala, Freesia all seems very close to the park haha

Yes good point for the eco sanc blocks. I noticed and didn’t liked that too closer to the ‘small river’
