i would thought the sinking fund is used to a major, but not frequent type of upkeep. Eg resurface the road, replace play ground facilities, upgrade boom gate etc
while maintenance fees are the general cleaning, painting which are done regularly. and yes- for landed strata- maintenance and up keep of the facade is not the JMB/MC's responsibility. house owner is responsible. infact, you are not allowed to change color as well, and it is too bad condition vs other houses, you could be instructed to make good - right? |

well.... if it is maintain by MC... it will increase the maintenance cost.
then some people will say wah 600 RM crazy expensive. and furthermore, some will say the paint still good, can last 10 years why wanna repaint every 5 years. it is never ending one. money come from your pocket wo. |

Not maintenance fees, sinking fund. From what I see 10% is a lot of money. But I admit I have no idea of the costing for road work. But road works are case to case basis, since it’s not heavy usage, I see repainting as more value adding exercise for jmb to pursue

If we encourage the uniformity of the facade, at the same time don’t encourage it’s maintenance, in my view, what’s the point? Eventually 20 years down it will look run down anyways

Btw the period for the repainting works, vote la…
Attend agm and vote on it whether push it to next year or what, or decide that the paint work still good, no agenda langsung. Again need DPC owners for some guidance. Coz I think MC will be formed by all first timer strata landed, and I’m not sure how big a help the property management co would be. |

Hi all sifu-sifu and daikors daikors, I am eyeing on Arahsia and Bayan recently but cant decide which for the best choice. I like bayan because it's closer to sjkc and also amenities nearby, closer to lake and also no blockage in the future in front of the entrance, but the downside is 100-200k more expensive. Arahsia is more affordable but gemala will be located opposite right? These are only point of view as a non resident. Any resident can share two cents either Arahsia or Bayan better? It's for ownstay, family of 3, or max 4in the future. By the way, heard got snakes on and off coming from the estate behind too 😳 anyway to prevent it? Takut ohhhh BBC Learning Hub liked this post
