Anyways, Type B is around - 840k~860k depending on the type of discount / rebate being offered.

Left 2 units last checked if I am not mistaken for the lower unit.

yo bro . thought u settle down wit EM d ? tongue.gif , take ur time to choose ya . market so slow . no worry ur favourite unit will b snap away , EM really just too far for me leh , just few KM to seremban only .. daily routine like tat is killing ... plus semenyih still got plenty of land to develop . future competition is quite serious if for investment also

Really keen with the type B 'basement' as you pointed out. Got own lower ground family space and small garden.

If you can afford to spare the extra cash, the corner unit is the bomb.

You even have space to host a small BBQ party at the side while facing the central park.

This, coupled with their offering of security system pre-installed, panic button & the very functional layout of the house is a great selling point for this project.

The space for the walk in wardrobe is there, you just need to build a door & the wardrobe itself to make it look like a hidden space.

mayb you can consider 16Sierra as well ? last time i also struggle need to wait Aven launch or TH .. now Aven launched but too let for me d sad.gif , 16Sierra soon will be a decent township with upcoming MRT and existing IOI City Mall , Connexion .. etc . the most important is the address is PUCHONG ! ..

although I do agree the extra space is generous but not necessary for me.

bro.. so hard selling ah? haha.. the access to the location a bit sad.. old road with potholes.. maybe waze guide me using short cut

Roads being upgraded as we speak mah coz it's still a construction side laugh.gif

Just the show unit. External landscaping from sales gallery to show unit also nicely done. Actual site cannot go in, sadly. Just can see from far.

But Mellowood really well done la. Just the price for Parkhomes type really need to think looong and hard sweat.gif

the new link will be operating this mid , 2 lane in , 2 lane out , quite generous , so no worry , and it save time also . from TH to serdang will b within 15mins wit normal 100km/h speed

i suggest you visit more EM like wat i did tongue.gif , when u get used to EM wow factor and compare again .. outcome will be different .. like me , bit no rasa for the wow factor d and back to real world (practicality)

Look at it this way....

You will not be buying the showhouse/sales gallery....

And the more generous the food, the sales gallery, the entire marketing budget.... means... at the end the buyer's the one paying for it via the house price... tongue.gif

Edit : I also considered long and hard between EcoSanctuary vs Tropicana Aman cause they both fall under my budget, luckily my house nearby I visited the sales gallery multiple times. At the end of the day I choose the one I feel is value for money, means I get more the money I'm spending..
