Overall its okay for my Unit but from my conversation with some unit owners, they had more problems.

I would advise that all owners of fairfield to contact the management office to do a ponding test of your upstairs bathroom.

Apparently many units leaked and my unit also leaked in 3 different places.

The ponding test is when they close up your bathroom outlet and flood the floors.

Remember to stay and observe.

After 30 minutes, u can see water leak.

Just did mine about 2 week ago

Yes, need 48 hour notice.

their response and feedback is good enough to help settling defects? or report and wait wait wait only ... its the most scariest part

If there is leakage, you take photos and go to management office to report defects.

They will start rectification within 2 weeks as per SPA but based on my experience, they will complete the rectification within 2 weeks.

I haven't repeated the process yet, cos no time but you can repeat to make sure no more surprises

Leak where? Down to the ground floor? Wow... usually these leaks are miniscule and you wont see the result until 1~2 days later...

If 30 minutes means very serious alrdy....

Anyway... for all my bathroom I will re-apply a solid coat of waterproofing material (eg sika stuffs) and reapply all the tiles. I have had enuf water issues in my last 2 houses to last me a lifetime... better settle it once and for all before I move in...

The management will come back next day together with you to observe water leak but its better that you stay for at least 1 hour or you can go for lunch and come back.

My water leaked in the front opening to the water pipe near the main door and in the wet kitchen and in the living room.

Water was literally dropping down and many units have this issue apparently.

my current bathroom is using epoxy stone for water proofing , so far 1 years pass and its still good , the whole solution is quite cheap also

Usually its the joints or the drainage pipe area...

Cause builders use too much sand in their cement... so it becomes porous...

But if within a hour you can see really serious stuff... good pointer I better mark it down for future handovers thumbsup.gif

Oo... does it help in waterproofing as well? It can create a pretty nice look... abit more industrial/commercial... but you can do patterns/design with different colour stones right?

I'm thinking of pouring an entire layer of waterproofing solution/epoxy creating a 5mm or so membrane ontop of the current tiles then only retile haha... but the epoxy stone is also a good idea... it creates a more uniform look.. wont have the tile gaps

ya . previously i apply those chemical injection , pls dont try , wasted me 3k (inject 3 times) .. totally useless , it fix one point but the water still flow to other place , and it just make the case worse ... after i apply the epoxy , my life back to peace , thx god. ya it can use for decoration and water proof , you might give chance to it understand more about this .

I agree spot injection doesnt work all the time.... last time if a room was leaking.. we tend to water proof the entire area with a coat... easier to kautim 1 time instead of repeatedly looking for trouble spot....

Once we apply plaster ceilign and the likes... and it starts leaking... like 1 drip every 10 minutes... these type of small leaks are the worst... damn hard to identify the spot...

Roughly how much psft for the epoxy stone? Its this kinda fine ones right?

im not expert in identify the quality of the stone ya , for my case , i apply 1 master bath room and 1 living hall bath room . the size is normal terrace type bath room , it cost me 1.2k to gao dim all , half day installation and another week they come back to refine the smoothness of the floor .

So they do any base coat? How do they waterproofing the joints/edges?

actually i think its the glue tat they apply , it quite a thick glue applied to the surface stone, so basically it can be quite rough surface when u step on it . unless they smoothen the surface for next treatment.

its not a show house. its a completed Arahsia mock up unit at site and also act as bench mark. workmanship not bad too.
