Hi Guys,

Just wanted to share my contractor that did the grills for my Unit.

I got quite a number of quotations just to do a simple grill for the entire house.

The requirement was the same, simple design, powder coating and white in colour.

The quotations I got range from RM6K to almost RM8K and finally found someone who was just slightly above RM5K.

As his price for the grills was okay, I decided to also do a skylight for the yard at the back.

Just sharing some humble photos

His number is 012 302 5781. Name is Yap. You can say that his Tropicana Customer introduce.

Just to clarify, Yap does all sort of renovation and construction stuff. I decided to just do grills only. I would say, he is a nice guy, reliable and open to negotiation.

I would suspect that the contractor quoted the cheapest materials cos none of them told me that they would be using Grade A material.

I am not comfortable with totally gateless concept, would prefer to have grills anytime.

There is a small window above the staircase for Fairfield.

The height is probably about 15 to 18 feet so I did not install any grill there.

Honestly, I would rate him around 8.

His grill looks much better than my current house and if u look at the wet kitchen, he gave a nice handle for the grill and also for my front grill.

My current grill does not even have that handle, just the latch for the lock and for the actual grill lock. i

Overall its okay for my Unit but from my conversation with some unit owners, they had more problems.

I would advise that all owners of fairfield to contact the management office to do a ponding test of your upstairs bathroom.

Apparently many units leaked and my unit also leaked in 3 different places.

The ponding test is when they close up your bathroom outlet and flood the floors.

Remember to stay and observe.

After 30 minutes, u can see water leak.

Just did mine about 2 week ago

Yes, need 48 hour notice.

If there is leakage, you take photos and go to management office to report defects.

They will start rectification within 2 weeks as per SPA but based on my experience, they will complete the rectification within 2 weeks.

I haven't repeated the process yet, cos no time but you can repeat to make sure no more surprises

Anyway... for all my bathroom I will re-apply a solid coat of waterproofing material (eg sika stuffs) and reapply all the tiles. I have had enuf water issues in my last 2 houses to last me a lifetime... better settle it once and for all before I move in...

The management will come back next day together with you to observe water leak but its better that you stay for at least 1 hour or you can go for lunch and come back.

My water leaked in the front opening to the water pipe near the main door and in the wet kitchen and in the living room.

Water was literally dropping down and many units have this issue apparently.

PSA - Public Service Announcement

Just heard from another buyer who did the ponding test of the bathroom.

Major leaks with water pouring down from the ceiling

Luckily he have yet to install his plaster ceiling.

So please do this test if you have yet to do it.

Also sharing contact of Wireman by the name of Zul.

Honesty, Tropicana Heights design has certainly flaws.

For Fairfield,

The storeroom under the staircase is too big and makes the living hall look small

The windows for the master bedroom is too high, letting in a lot of light but also heat.

Also with such high windows, changing the curtains is a real b1tch and I have to buy a tall ladder just for this purpose.

For the car porch, where the drain is, this part is not fully covered, once again, it looks nice but when it runs, a lot of water and dirt goes to the car porch and encourage the growth of mould at the drain, unless you clean it regularly.

Windows for the smaller bedrooms are not the same size.

Design of back yard makes for difficult renovation to cover up fully as your wet kitchen.

Probably just my personal taste but since I bought it for the location, have to live with the above flaws.

Wonder if anyone from TH is reading this forum.

Hi Guys, anyone got the membership card to the club.

Apparently, there are some admin fees although, it was supposed to be first 2-years free.

There is annual RM200 admin fee + additional RM40 admin fee per membership card

Anyone can confirm this / paid this fees.
