Concept is good. But the idea of 3000 units sharing one set of facilities turned me off really. Not to mention that only 2 blocks has been sold, 4 more blocks to go..

But not all 3000 units will use the facilities at the same time right? Just like u mentioned, the concept is good and location wise also good. Current package also attractive. 😁

On the bright side (on paper at least) , I expect the high density to help support the retail components and also allows mgmt to have sufficient cash to properly upkeep the facilities to offset the heavier usage. Just my 2 cents.

Why I feel so is based on my observation of my current condo with only 7xx units has enough cash to expend on upgrading projects. And the maintenance fees is not even as expensive as all these new launches. On that basis I would think Era should fare even better (higher density, with higher psft maint. fees)

Agreed that this project is high dense but the area is not consider small. Total land size is 14.8 acres. With the current package, psf is around rm600. Some of the projects in Jalan Ipoh cost more than rm700-rm800 psf.
Location wise this project is really consider good as it is very near to Mont Kiara and publika. And naza ttdi going to develop the KL Metropolis which is just nearby this project. Based on my own opinion, this project is really worth to invest.

to be fair... alot of those factories opposite the era are going to or have a long term plan to redevelop those lands anyway... those big plants there already moved alot of their major operations to outskirt area with larger capacity... for segambut... u have to think about the future as well.... if really redevelop.... this location is miles better than north kiara, wangsa, setapak, sentul, jalan ipoh those areas....

tan chong problem is at the current boss only... too slow in implementing and too risk averse...

the plant basically useless... with utilisation of less than 30%... lol...

Absolutely agreed with your statement. Tan Chong Motor owns 47 acres of land nearby that area and plan to change that into mix development. For potential wise, it is a really worthwhile investment. For details package, fell free to drop me a pm.

yes
the 2 moved out is for the Condo main entrance.
IJM will not buy over or compensate any to remaining of the car workshops
Therefore it will take quite some time till right purchaser to redevelop the said area or indefinite answer

the difference is the era wont share any of their land beside those old shops or chop shops compared to Riana Dutamas... haha... and the tan chong plant opposite them have higher probability of redeveloping the area than IJM side as well...
