I am considering buying one unit for my parents to stay. How's the current condition of The Era especially the retail shops? And surrounding area i.e. traffic and flood-prone?

Any differences between Phase 1 and 2 units? How's the workmanship quality and the maintenance of facilities?

Phase 2 is not complete yet, so I don't think anyone can answer your last question.

The retails shops are doing well. Traffic is bad during peak work commuting hours. Area is flood prone.

The food merchant still doing well? The other time I was there it was quite empty.

Erm hmm.gif I don’t really think this project is ideal for retirement, especially since it’s still under construction. There are shoplots below, but most of them cater to a younger crowd, except for the ban mi place. If you want to eat out, you’ll likely need to drive to other streets, and Segambut can get pretty jammed with traffic. But for residents heading to Dutamas, Mont Kiara, or KL Metropolis, the link bridge does give The Era and other condos on the same road some competitive edge, especially with higher rental rates. So for me, It is perfect if you looking for investment, or working nearby and want to raise your small family there.

I checked out the show unit, and the agent took us to see the facilities floor and rooftop too. Maintenance looks pretty solid, though some facilities are only partially open, and the rest will be available as the other phases get completed. The rooftop view is awesome! The workmanship in Phase 2 is said to be better since they’re using IJM.

If you’re considering something for elderly family members, I’d suggest looking into United Point. It has an Aeon, lots of restaurants, and clinics down below.
If you’re into new projects, Bamboo Hill is also worth considering because they have Komune Care, a day care center for the elderly.
Or, you could just go for a condo in a more established area where older folks can live more comfortably.

Unfortunately, the food merchant has moved out, and now the LG floor feels quiet and dark. As a Phase 2 owner, I’m still waiting for a new grocery tenant to come in. Hopefully, the developer will make a good arrangement soon.

Its quite a sad sight. The foot traffic is just not enough for a grocer to be able to sustain there. I like to go there cause its quiet.

Looks like other than Kyanpu, Savor is doing quite well too. And developer has now started the ROI for the phase 3 as they are topping phase 2 for VP very soon.

They say a few grocers are in discussion but I don't think it will be that soon since phase 2 is going to VP soon, the grocer needs to take on the phase 2 spaces together as well. So let's see and if I get any news I'll put an update here as well.
