for KL address while exit point to main highway..RM 683 per sqft seems like a good deal.

but how long you get to work driving to KLCC area subjective to traffic. Now just need push developer to give more and check their quality.

on IJM project more impact... the era buyers din reli give much damn on this upgrade... they have own bridge to direct to publika already anyway....

Those thinking of buying the IJN project may consider to switch over here because of the exclusive link bridge.

I don't think Riana Dutamas will be impacted that much by the gutting of Jln Segambut extension either. The owners/tenants there can still use the exit to the DUKE highway to reach the city or to Publika.

The properties that will surely be affected are at the tail end of that road, which will be Villa Crystal, Scenaria, Anjali and the upcoming United Point, tho they can still get unto the DUKE 2 for faster access to the city.

Good as it makes Era more appealing compared with the other props along Jalan Segambut.

Bad as there will be less catalyst to boost up the desirability of the general Segambut area (of which Era is a subset of)

The new govt is aggressive to cut against many projects initiated during BN era.

Well, they still have United Point @ Kepong as one of the catalyst but the cancellation/postponement of upgrading Jln Segambut will affect the accessibility to that section of Segambut. Plus the traffic woes there will continue for some time.

Maybe once both these projects are completed, the value and desirability there will increase, but it will take time.

Haha I wish I had referral when I bought the unit. Only realized after the fact that there are referral fees.

Ozy, to answer your ques, the referral fees are based on the unit type purchased - the bigger units have higher fees. For type c, I remember the referral is rm1.5k (may have changed now)
