Sunsuria eyes September launch for Sunsuria City’s first residences

PETALING JAYA (June 11): Sunsuria Bhd is looking at launching The Olive — the first residential properties in its flagship Sunsuria City township in Salak Tinggi — in September, said executive chairman Datuk Ter Leong Yap.

Covering 17.8 acres, the project will offer 663 apartments (built-up: 818 sq ft) in three blocks. With a gross development value (GDV) of RM273 million, the units will be priced from RM383,999.

There will be more residential launches from early next year, which will include SoHos, serviced apartments, condominiums and landed homes. Together, there will be more than 2,000 units.

Sunsuria launched street mall Bell Avenue in December and commercial project Jasper Square in February, and they have seen 80% and 30% of converted sales, respectively.

At the heart of the freehold, 525-acre, RM10 billion Sunsuria City is the 150-acre Xiamen University Malaysia, China’s first overseas campus.

Since the talks with the university in 2011, part of Phase 1 of Xiamen University Malaysia was completed last year. It comprises a block for the student activity centre and a block of student hostels.

When fully completed by early next year, Phase 1 will boast a total of three million sq ft for 5,000 students. The development of the rest of the tract will depend on future needs, and the university will eventually cater for 10,000 to 20,000 students.

Besides the university, the masterplan of Sunsuria City includes a transit-oriented development with a shopping mall, hotel, serviced apartments and a corporate office tower; a component called Provence Village that offers a mainly Korean-French experience; high-rise and landed homes; as well as a mix of commercial properties.

The developer envisions a smart and sustainable-living concept for the township, which would advocate walking, cycling and public transport. Sunsuria is looking to obtain Green Building Index certification for the township.

if hsr connect to klia then this place will get a lot of impact due to traffic but the concern on rental rate. cant depends solely on students type. holding power is a must.

Kota Warisan damn interesting right now. Just need to have holding power la. I think at least for 6 years.
Plus I like that its nearby Salak ERL and KLIO. Can do Airbnb style rental for tourist from/to KLIA I guess. The only hotel would be Hotel Everrich in the Korean-theme dev site.

I almost bought Nilai Mesahill before, but now decided to go into Kota Warisan blush.gif

dorm rental rate is very reasonable.. incentive to stay in a private apartment may be reduced but of cos many prefer less rules.

btw, PLEASE study the SUPPLY n demand here. KDUs glenmari utropoliz already massive oversupply problem before phase 2/3 VP. Dont get caught in the same boat when total beds available is MORE than number of students. rule of the thumb shld be 1/3rd of total capacity

The Monthly TravelCard is valid for travel within 31 days of activation (maximum 44 trips). The Weekly TravelCard is valid for travel within 7 days of activation (maximum 14 trips).

Dude, y count per day.. each trip cost rm9 one way if u get the monthly pass for rm395 (44 trips). Per working day will be about rm18 just for the train ride.

No offense but what is so good about this project? I mean i know there's erl, xiamen university and some malls around, but i think this is too expensive.

Agent say this can get rm 3000 rental, but i really doubt that. Student can stay inside campus single room with a lot of facilities.

Agree with u also. So far this is first condo. (Forget about low cost flat inside kota warisan). Anyway i have 1 house there 2 storey kota warisan. Rental for terrace not that bad. Can get around 1300 to 1800 depend on size.

Not sure about Rental Condo later.. maybe it can follow benchmark as per neighbour Nilai for Starz Valley, Green Beverly Hills and Bayu Residence

I do believe this area will boom for the next 5 to 7 year due to lot of activity from big big player and a lot of booster nearby (Klia Aeropolis, Serenia City, KLIO, Kip Sentral, Tanjung Industrial Park, Hartalega, Cipta Serenia etc.. soon inside Saujana Klia there will be another Hypermarket. Of course need have cash and holding power la 😀

Distance from Olive to Xiamen uni entrance around 1km - can't walk have to drive. Not sure uni students want to cycle under this weather

RM3,000.00 a month rental seems very far fetched. The students could rent a room between 400-500/ month within campus and take that as a benchmark, you could say RM500 x 3 rooms = RM1500 /month rental +-

Any gurus here can enlighten us on how is this a good investment at close to RM500psf? Not only rental cannot cover but appreciation seem difficult given the very high psf pricing. rclxub.gif

The agent also in this forum. According to the agent, now airport crew stay in nilai soho/studio for rm 1000. Since this is nearrer and more convenient to the airport, they will move to this place and 3 rooms can get 3000.

which i think is reasonable except for the 3000 rental. shakehead.gif

The agent is lying. Expected rental is RM1,500 to RM2,000. The campus rental is RM600 per room. If rent out to 4 persons at RM400 per person, that will fetch RM1,600 per month. Block C is around RM400K (almost sold out anyway). Based on current bank interest rate of 4% for fixed deposit, RM400K investment will give a return of RM1,333 per month. So it is a reasonable investment. Every property investment has a risk.

The actual main entrance to Sunsuria City is through the new road passing KLIO. This road is still closed until KLIO is completed next year.

If Sunsuria City keep to their promise, they will provide shuttle bus from The Olive to the main entrance and side entrance. Sunsuria City is designed to be environmental friendly instead of polluting the environment by driving cars. They have this bicycle for rental program to encourage students to drive.

Sunsuria City is not for investors looking for big return in 3-5 years time. The whole project will take 10 years (year 2025) when the numbers of students increase to 10,000. So, one should only expect big return after 10 years time.

In 2005, a 18'x65' double storey houses in Taman Tasik Semenyih, located 500m from Nottingham University Campus were sold at RM120K which was considered expensive at that time. There were 1000 students in 2005 and now there are about more than 10,000 students. The rental fee for a room in the campus was RM500 (in average) per student in 2005. Recently, a student told me that the rental for the whole house in Taman Tasik Semenyih has gone up to more than RM3,000 per month!! Any similarities with The Olive which is located about 800m from Xiamen University?

rm3000 for a condo is too far fetched...might as the air crew stay in warisan indah or warisan setia for that matter...or the new ioi warisan puteri...i think olive can be rented out at most rm2000..that is considered the highest rental...fully furnish some more...

It is possible but as you can see it took more than decade for Semenyih and Nottingham to fill up. Also nowadays everything new is above 300k at least so you are unlikely to make great rentals like Semenyih as their entry cost is low 12 years ago.

Ur facts seems quite a far from the reality..

currently total student are less than 4000..the rental for in-campus ranged around rm600-850..yes it has rm500 room type but only 5% from the total 2000 units in campus accommodations..so hard to get..

But the correct fact from u is, yeahh the taman tasek semenyih realy make money for their rental especially along TTS5 and TTS7..damn until now i menyesal not buying the house in TTS in back 2008

Anyone put booking on the new phase terrace houses? I am wondering if in this area having no gate in front of the house is any issue? If the whole phase is security gated then is it ok? Hope can get some feedback on this.

i m buyer la, SA just sell and bye only, wont be so free to open a community group and manage it.

my main objective is to create a group that let potential tenant to ask question / let go their 2nd hand good (table,bed, stand fan or etc), like that MMU group is doing quite well.

that SJR is crucial for the landed around that area, if got chinese primary school can attract alot buyer. i feel it unlikely to stop la, coz just a small size school development only.

Well if students enrollment in SJK not high who will bill the upkeeping once completed even if developer provide the land for free, or sponsor the building construction. Later teachers/staffs hired needs to pay their salary too. By then developer wash-hand already where got so generous. Unless the ‘funding’ mentioned by SA covers from construction to operation to maintenance of the school then different story, if really generous developer build a private school and charge minimal school fees to residence lor brows.gif

they not so easy wash hand yet.. the land infront of that ELR is belong to them.
if they want to build office tower / high rise cum high density expensive condo/soho, that school die die need to be there, else really difficult to attract rich Chinese from malaysia/china come.

all belong to HVO Developer, but that Korean French village is just a plan, no pile work started yet.
That hotel is that Korean French village la, like bukit tinggi also a apartment hotel with low floor.

What I heard is only HVO piece of land (Horizon Village Outlet + Horizon Suites + Horizon Square) has been sold, Korean-French village is belonging to Sunsuria, so as Jasper Square. Korean-French Village will takes 4 years. (you may check with Sunsuria staff on my explanation)

I see Olive is progressing well, Bell Suites looking good, Monet Lily 50% completed

this one consider as a rugi business already, see O-Bike also pulled out from malaysia.

For me, its not about what i think of htc living. Its all about how my subsale biyer think about living next to htc and still willing to pay premium for it.

a house where you spend at least 8hrs a day, excluding weekend. How much time you spend in shopping mall, Uni, ERL, int school?

like I said, its not what you think. What yr subsale buyers think more critical. HTC hardly moved, but ppl can. Unless you say yr subsale buyers are willing to pay top dollar premium price for your next to HTC unit......I rest my case.

If you look for long term such like Renting, or other oppunities like kids study there.
If you look for short term money gain (subsale), than not wise choice for that areas, not even other housing developers.

For me are looking at long term and gambling for future growpt on this special land.

Careful ya if target rental, my agent gor gor told me got many many properties currently being built not only in Sunsuria, but also around Sunsuria. You will be facing huge competition for many years to come. By the time all empty units finish digested, your condo may become old oredi.

If target self stay, later scare got people ahci-ahco the HTC like Beancounter gor gor say.

If landed, I think can aim long long term lar.

But I think in the end, commercial property buyers most likely will untung the most kot unsure.gif

for a student that do not have a car and dont want stay at hostel due to alot restriction/rules.

stay outside can have access to entertainment , sing k, movie, (shopping mall), yamcha still late late (jasper square), sport (facility at condo/uni), travel (bus to uni/ELR)

Update on Sunsuria City

Attractive rebates of up to 20% are currently on offer for their landed properties (2 storey terraces and 3 storey townhouses).

Note that there is a limited number of landed units available. Even though the township covers a total area of 525 acres, they only have 3 landed projects with a total of only 765 units. Once these are fully sold, only stratified high rise developments will be available in future launches.

As for Olive, they still have limited units available starting from as low as RM400k.

The Tangerine suite will be at the blue little box (bottom left), with a future entry from the backdoor of xiamen university.

price start from 300k with 4 layouts (550,635,700,936sft)

come with facilities like the olive just without the gym room.

a strong competitor for the olive n HVO soho

The SA told me one, they say the backdoor will open, it will be the nearest residential for xiamen university...

their stationed at sunway velocity open fair there.

but olive will be ready soon , have to see how it perform.

Group plans to set up smart logistics park and Asean automotive design hub
KUALA LUMPUR: Sunsuria Bhd has signed collaborative agreements with China’s Sinotrans Ltd and IAT Automobile Technology Co to set up a smart logistics park in Malaysia and an Asean automotive design hub, respectively.

The agreements were formalised by Sunsuria executive chairman Tan Sri Ter Leong Yap, who joined the Malaysian delegation to the Second Belt and Road Forum for International Cooperation in Beijing.

In the memorandum of understanding (MoU) with Sinotrans, the parties will collaborate on establishing and operating a Smart Logistics Park and Business in Malaysia.

“By tapping into Sinotrans’ vast experience, we are confident that Sunsuria will be able to capitalise on the Smart Logistics Park and Business at the opportune time with the strong growth of cross-border e-commerce, while the Belt and Road Initiative goes into full swing with major infrastructural projects underway,” said Ter.

Also, by leveraging on IAT’s technical expertise and international network, electric car sharing will soon be a reality in Sunsuria City, living up to the township’s “Smart, Liveable and Sustainable” concept of integrated connectivity and intelligent convenience, he said.

Ter added that the IAT collaboration is a continuation of the group’s focus on homegrown talent development. In November last year, Sunsuria and Xiamen University Malaysia inked an MoU to collaborate on internships and industrial training.

The joint venture stands to benefit from upcoming projects such as the Malaysia-China Kuantan Industrial Park, Regional Logistic Hub, East-Coast Rail Link Project Logistic and ECommerce Business, said Sunsuria in a statement.

Sinotrans is one of China’s largest third-party logistics providers and is listed on the Hong Kong Stock Exchange and the Shanghai A-Share Market.

Meanwhile, Sunsuria also signed a strategic cooperation agreement with automotive design and engineering firm IAT to form a joint-venture company to establish the Asean Automotive Design and Innovation Centre.

so izit a good buy for the monet lily & monet springtime? as currently is struggling on whether should i buy the monet springtime terrace house or the IOI properties at the bandar warisan Puteri, as the price is almost the same icon_question.gif icon_question.gif

it go check warisan puteri house area..they sold a townhouse type..not terrace house..just wait HVO will opening soon there..there will be a booming area..trust me bro..

I think Tangerine Suite is very near to HTC. And if there is no progress on the HVO it will be difficult to sell this. Moreover we don't hear any updates on Korean & French mall recently. Maybe all been delayed or canceled haha

It’s good to note that while the sentiment among first-time home buyers is not that positive, there are many investors holding a firm belief in the long-term potential of the Malaysian property market.

For instance, Indonesia’s property developer Riyadh Group is to invest US$450 million (RM1.88 billion) into two projects – revamping a mall in Shah Alam and several developments of over 10.35 ha of land in Serenia City, Sepang.

According to an article in TheStar, This will be done via a joint venture with two local firms – Mainstay Holdings Sdn Bhd and Pembinaan Tetap Teguh Sdn Bhd (PTT). Riyadh will hold a 65% stake in the JV.

A look at the two projects




The mall in Shah Alam is pretty empty even if location wise, it’s very accessible and could cater to the working population nearby. The revamp is expected to be completed in six months.

Riyadh Group’s president director, Bally Saputra said that they plan to create a “Little Indonesia” within the mall, featuring popular Indonesian cuisine, and boutiques selling Indonesian clothing designers, among others. The mall will also be renamed “Maha Karya Town Square”.

The second project with a gross development value of RM1.7 bil, is an enhancement of the planned Horizon Village Outlet development in Sepang.

Bally said, “The plans consist of a two-storey premium outlet village and six tower blocks which will house two hotels, high-end serviced apartments, as well as a Riyadh International Islamic Hospital.”

The article also quoted Bally as saying that entering the Malaysian property market when it was slow was a good opportunity.

He added, “Malaysia also has very good tourist arrivals, and we expect our project based in Sepang, being near the airports, to benefit from this.”

It’s very common for many new investments into Malaysia to start within the Greater Kuala Lumpur property market scene. This is where most of the action is.

What is important is that once these start to bear fruit, the investments should move into other major cities or towns too.

A slow market represents a great opportunity, this is true. Growth comes slowly, usually. And speculation is rife. This is the reason why developers think 10, 15 and even 20 years ahead when they buy land and build townships.

What’s missing today is a focused development of affordable homes to house as many Malaysian households as possible so that they do not miss out on property investment opportunities.

Yes, confirmed. This is from the developer. The location is the irregular shape red shaded area on the map, not the red rectangle. I forgot to draw the arrow pointing from the rectangle to the irregular shape red shaded area biggrin.gif tongue.gif

New rebates and prices have just been announced for Tangerine Suites

For Bumis, rebates range from 12 - 15%
Non-Bumis, 7 - 10%

Partial furnishings will also be provided for units on Levels 13 & 14 rclxms.gif

Why people bought in this project? Look like the execution plan by developer very weak...
Hope developer will sell back their remaining undeveloped lands to Sime Darby or others reputable developers...

Bad news for the previous buyers. The developer now gives -28% discount to new buyer.

The nett price for 2 rooms is now 250k only (cheaper than the rumah selangorku), while 3 rooms at 280k

I tot xiamen u students mostly stay in the hostel within d U? So nt much demand from them for condos/apartments in sunsuria?

Yes, XMU students mostly stay in hostel. They have quite a few blocks of student hostel, there are pretty well furnished and priced reasonably.

Rental whole unit around 700-800, while by room can get 1000-1300 depends furnishings. Need to top up around 400-500 per month. Tier 2?

The HTC is just beside the prop, and below is the highway dust, sound..need to on air purifier every day.
For own stay I think good, choose higher floor. But lift will be quite crowded..not enough.
