The agent is lying. Expected rental is RM1,500 to RM2,000. The campus rental is RM600 per room. If rent out to 4 persons at RM400 per person, that will fetch RM1,600 per month. Block C is around RM400K (almost sold out anyway). Based on current bank interest rate of 4% for fixed deposit, RM400K investment will give a return of RM1,333 per month. So it is a reasonable investment. Every property investment has a risk.

The actual main entrance to Sunsuria City is through the new road passing KLIO. This road is still closed until KLIO is completed next year.

If Sunsuria City keep to their promise, they will provide shuttle bus from The Olive to the main entrance and side entrance. Sunsuria City is designed to be environmental friendly instead of polluting the environment by driving cars. They have this bicycle for rental program to encourage students to drive.

Probably due to Malaysia economy, the project seems to have been delayed. As of last week, the construction has started again after they have completed the blasting and foundation.

Sunsuria City is not for investors looking for big return in 3-5 years time. The whole project will take 10 years (year 2025) when the numbers of students increase to 10,000. So, one should only expect big return after 10 years time.

Take this for comparison. In 2005, a 18'x65' double storey houses in Taman Tasik Semenyih, located 500m from Nottingham University Campus were sold at RM120K which was considered expensive at that time. There were 1000 students in 2005 and now there are about more than 10,000 students. The rental fee for a room in the campus was RM500 (in average) per student in 2005. Recently, a student told me that the rental for the whole house in Taman Tasik Semenyih has gone up to more than RM3,000 per month!! Any similarities with The Olive which is located about 800m from Xiamen University?
