Could you share more about the reasons for not accepting Levane because of the location? Is it because of the jam. Thanks

Location too far from the city or work place?
Avela phase 17B and 17C will be launching soon as per SA. So there will be a chance to grab for corner/end lot unit.
What is the current offer/promo for Levane?

Hi this may be old news but I'm wondering if the noise issue is really not bad? The SA claims inside and outside the house is not that noisy but I feel this is just sales talk.

Appreciate owners who have already moved in to the neighborhood opinions.

Visited yesterday to their show room. 30*70 layout I feel is a bit bleh especially the top floor. Bottom floor is nice but the layout of their sliding doors/window makes it difficult to segregate the living areas to the kitchen with a lot of dead spaces IMHO (due to placement of windows/sliding doors)

Their 22*70 is better in terms of use of space. The master bedroom is YUGE.

Ya, quite far from city centre.

I can accept far because if we go for landed again, township planning and it's environment with some amenities is most important factor for me. But my wife still 50-50 about landed in new township because she is more flexible than me.

Will dropby Avela and check out the premium garden home.

i am staying at BSP now and everyday will use that round about
so far they are doing roadside clearance, set up some traffic light tiang, widening the road, but sill in primitive stage. Piling machine still park at tepi jalan, left and right not yet do pilling for the bridge to connect center tall flyover pillars. maybe preparing for it soon.

So far is OK, not so noisy especially when you're inside the house, hardly to hear any airplane sound. noticed a lot of airplanes flying around recently.

4 main developers are here to make this a successful township for dwelling except for the jam. Few Petrol stations are currently under construction now, Lotus opening, also developers now gearing with commercial components in this area. I think it is progressing well to become a self-sustainable township. It is not there yet but it will be there one day and even better than KK next door. rolleyes.gif

Take ur time to visit multiple project sites and decide. Most important your wife is happy. sweat.gif

Any comments on the build quality of IJM? Heard of complaints of piping/cracks etc. issues for Periwinkle project after about 4 years of build. IJM is refusing of course as its past warranty but some might feel aggrieved as home buyers.

To make sure not much crack line is depending on the quality of the materials, workmanship and earth work being done.

For IJM one, earth work shall be not an issue as they are expert in earth works. Just worry is the material's quality, developer sure will squeeze out profit from their project. Workmanship also 50 50 as usually they will hire sub-contractor to do the building. Since IJM already 10 years, except the first phase of project has major problem, following projects seems like OK. Anyway, something is depending on our luck too.haha

ya, first phase major problem comes from earth work problem that IJM is very expert in.
