Ya and they price it at least 100k higher than subsale.
But people will still buy ~1mil houses because of relatively lower entry cost compared to subsale. Eg discounted/free mot, discount for down-payment, freebies etc

How many will be able to pay the down-payment of 80-100k for a subsale property this area.

Building materials increase is also the factor for the recent house price increase. Those earlier buyers should be ripping the reward now.

Current buyers will rip the same benefit/rewards when future building materials increase. In future, when people ask, how much is your house and u tell them 1mil+, and they will say, "lucky u, so cheap".

A bit overprice for this small sizes, if standard size like 22x75 then nvm, but almost 1mil for just 20x65

Dunno how much Avela is selling.

2 diff products and depends on individual preference.
Avela more spaces and affordable. Individual title.
Avela 22x70 selling 1m
30x70 (8 feets garden terrace) selling 1.4m

Levane 24x70 selling 1.35m with Lakeview. Strata.

There are plenty of 22x75 within 800k closer to centre of town around kV. Just need some googling. If got the cash for down payment, the choice is abundance.

It’s overpriced. Those saying otherwise is just repeating the mistakes during the high rise bubble, landed may be more forgiving, but it will still take years on overvalue recovery.

Double income family is common in KV
1m property is actually "affordable" by most of white-collar double income families.
