there are still options....

1. buy older fh homes in KK, KU and etc.
2. buy fh homes elsewhere.

Unless you die die only want brand new landed......

To be honest, just for me...for ownstay (longer term investment strategy)...I wont buy lh landed....bcos after you stay for 10-20years, your lease will left with 70+ years.....it really makes it harder to sell in subsale market, and price wise, although more likely it will appreciate but I am not sure if it can even match the inflation rate. This is my take.

As compared to Riimbayu and EcoSanc, of course EcoSanc is a tad higher class than Rimbayu....being strata and full GnG and the mixed also more 'higher end' with links, smds and bungalows on a much smaller community. BUT its also roughtly 30% more expensive.

With 800k can only buy condo at eco santuary.
But with the same 800k can buy landed at rimbayu.
Dono how to choose.

Of the 3...i would rate rimbayu on my least preferred township...just based on what i read.....

But this doesnt mean it will not do well. Each will have its own market and admirers.

I would advise against you to get condo.....its expensive and its really untested in tis part of the world.

Really different market.

The parque have huge private park and facility like resort, the layout also very odd, suitable for small family only, 25cents include sinking fund, which i feel quite fair price for big private park.

Rimbayu house have big build up with only individual title in this area and confirmed got fenced and guarded, hence very low monthly maintenance fees, if want facility, can pay extra at club house.

If LH is an issue, why not go for Subsale in KK/Bukit Rimau like Berjaya Park / Kemuning Greenville etc.

Rimbayu mana ada maintenance fee to pay? Maybe Wisteria residents need to pay since theirs is strata title but the rest are individual title.

maintenance fee is for your own taman only -> like security

club house is by ijm. maybe need to pay to use gua. tak sure lagi no details

agreed..rimbayu has always been d least preferred to me too..i suggest mnet buy bayan in tropicana aman...600+k cqn buy rimbayu subsale d..why need 800k??

WORST purchase would be the condo! 1000+ units is CRAZY..

Clubhouse is different. Confirm need to pay. But for rimbayu residences will pay cheaper or not, then not sure.
Maintenance fees is for your own precinct security.

Rimbayu only pay security fees like rm100 per month. Club house is optional.

Tropicana and ecoworld need to pay few hundred per month but inclusive facilities.
