Same la. Bro. Township and highrise should be sell lower price if according on your point. Geo 1 and 2 should sell 500k++? Since many near by FH condo and service apartment around sunway and subang.

In fact i guess is like that. If canal city FH, rimbayu should sell 680k for chime, ES sell 1.2mil for super link and TA sell 800k for bayan when launch due to their townhip investment.
So since is LH, so finally is 580k for chimes and 1.1mil for ES super link and 700k for bayan when launched.

2 big club house will be running, 2 international school will be running, about 200++ shop lot will be running, half of 7km big lake river will open (It's malaysia biggest lake in book records).
- no people go club house, no kids go study international school, no shop open, no people walk in big river..
OK. then canal city will dead


-If IJM Rimbayu fail, and accidently Tropicana Aman fail, and very unlucky Eco Sanctuary fail, and very bad coming soon Gamuda fail.
OK. then canal city will dead and 4 developers having bad portfolio project.


But my own feel, this area will be the next city hub also, because the 3 developers allocate big plot for commercial purpose too and education too. Also believe it will be next for Kota Kemuning residences having activities there.

Haha. For me, 7km mcd just also temporary...
Because commercial plot in canal city is really big, in future Japanese / Korean / Western / fast food all no problems.
So for me nothing to worries. haha

Yes, Rimbayu also have dedicated for bicycle lane and also got dedicated bicycle parking at Sales Office, just not around the lake like tropicana aman. Anyhow, the 7km lake will pass back to MDKL once completed and is open to public.
That's why canal city having very nice and big facilities and amenities and shared by 4 developers residences.

Clubhouse is different. Confirm need to pay. But for rimbayu residences will pay cheaper or not, then not sure.
Maintenance fees is for your own precinct security.

If not mistaken,
Chimes already more than 100++ houses move in, Perennia more than 70++ move in. perwinkle around 2 to 3 moved in, some under renovation.
Unifi is available, just the telco line not good.

I cant really remember the price and year, but roughly histroy price for rimbayu

2013 phase 1 - 570k for 22*75
2013 phase 2 - 670k for 22*80
2014 phase 3 - 870k for 32*70
2014 phase 4 - 760k for 24*70 & 820k for 24*75
2015 phase 5 - 830k for 23*75
2015 phase 6 - 640k for 20*70

2016 now for phase 6 current price is 700k for 20*70
2017 600k for 20*60, getting smaller house

Periwinkle is individual title, consider no maintenance fees. Just the security fees after 3 years as first 3 years FOC by developer. It might just about RM100++ per unit of house per month, not measure by size.

I think i will choose based on below simple factor.

TA semi D (worth for price, nicer landscape and concept)
- Financially no problem for 1.4 mil
- Fine with monthly maintenance near RM600
- If need bigger build up size / more family members


Rimbayu Cluster semi D (for want a small land for own gardening)
- for middle size family
- Maintenance fees after 3 years (around RM100++)
- prefer courtyard concept (Type B)

Type A
40 x 85
2storey Semi D
Build up : 3,670.41sqft
Rm1.5m onwards

Type B
38 x 80
2storey Semi
Build up : 3,200.35sqft
Rm1.31m onwards

Both sold out? i believe up to last week, still have.

Then can go for 1.5M onwards since 1.4M still within budget

Hahaha.. then back to Rimbayu Periwinkle, i feel 10feet for small gardening is nice.
if want bigger, just go for end lot or corner unit also not bad.
IJM free you 36 months Maintenance, Club Fees, and warranty period.

Hahaha, I feel still OK one... still is same neighborhood, still can enjoy each other environment facilities. You still can send your kids to Tenby international school.. hahaha.
